Check-In and Check-Out Procedure - Check-in: 12:00 pm. - Check-out: 11:00 am. - All RVs must be fully self-contained (showers, toilets, holding tanks, etc.) - Any guests that have not shown up 24 hours after their check-in time, and have not made prior arrangements with the park staff, will be considered a no-show reservation and forfeit their deposit. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Payment - All nightly and weekly reservations require payment in full at the time of reservation. - Monthly reservations require a deposit of $300. - Monthly reservations will pay on the monthly anniversary date of check-in. - Personal checks are not accepted at check-in. Site Locations - All certified RV types are permitted unless prevented by specific site constraints. - Only one pup tent may act as a secondary unit on a site at the discretion of Comfort Communities as site size allows, and must be taken down during the day. - Dining canopy tents are permitted, but may not be up in conjunction with a pup tent. - Sites must be cleaned up of garbage and debris prior to departure. - Additional charges may result for sites requiring additional cleaning. Permitted Occupants - All reservations include a maximum of 6 guests unless otherwise stated. - Rates are based on the maximum occupancy of the site. - The individual reserving the site must be a minimum of 18 years of age and be physically present at the time of check in. - For every guest over 2, there will be a charge of $5 per person per day. - We do not allow RV's that are older than 15 years in our park. - Reservations made without our permission for vehicles older than 15 years will be denied without a refund. Amenities & Facilities - Please remember that all amenities are on a seasonal and weather dependent schedule that may have limited hours during the spring and fall. - We reserve the right to close any facilities at our discretion without prior notice. - Please refer to the posted rules and regulations throughout the property for additional information on our amenities. Quiet Hours - Our quiet time is from 11:00p.m.-8:00a.m. daily, but please be courteous to your fellow guests during all hours of the day. - During quiet hours, there is no loud talking, loud radios, loud televisions, or other loud noises allowed. - The use of generators is not permitted on the property. - We do enforce a curfew - anyone under 18 years of age may not leave their site or rental after 11:00 p.m. unless it is to and from restroom facilities accompanied by an adult. Respect Your Neighbor - Please be considerate of your neighbors' privacy and space. - Do not walk on, or pass through the site of another guest. - Respect our local culture, wildlife, and other guests. - Please be mindful of our local bylaws and conservation of resources. - Offensive or intolerant language and actions will not be tolerated. - We reserve the right to immediately terminate a booking and evict any guest, without refund, for failure to comply with these rules and/or staff's request for you to remove the display of any offensive visuals or symbols. Smoking & Alcohol - There is no smoking allowed in restroom and shower facilities, indoor facilities, or common areas. - Smoking is allowed on your own site as long as it is done so in a way that will not directly or indirectly impact the experience of other guests. - Alcohol is permitted by legal drinking age adults as long as it is done so in a way that will not directly or indirectly impact the experience of other guests. - Alcohol must be consumed in a responsible manner. - Illegal drugs are strictly prohibited. Site Safety - Any chemicals or toxic materials must remain locked up at all times or be safely removed from the access of children or animals. Pets - We are a pet-friendly park but pets may not disturb other guests, and must be cleaned up after by owners. - Pets must always be on a leash and restrained when not confined inside an RV, and no pet may be left unattended outside of an RV, even on the site. - Pets are the responsibility of the owner. - Management reserves the right to remove or restrict disruptive or aggressive pets. - Dangerous breeds of animals will not be allowed. - In the case of dogs, dangerous breeds include Chows, Dobermans, Rottweilers, Wolf-hybrids and Pit Bulls. - This applies to both full and partial-breed dogs. - Management's decision as to whether any pet is a dangerous breed is final and conclusive. - All pets must also be up to date on vaccines, and copies of pet vaccine records must be available upon request. - Upon check-in, please notify the office of your pets if you have not already added them to your reservation during the booking process. Garbage & Recycling - Any garbage and recycling are to be put in the designated areas, garbage bins are located all along the main road, and a large dumpster is located in the NW corner of the park. Sewer Hookup - All sewer hoses must be undamaged, and sewer connections must be tight. - There must be an acceptable slope from the RV to the sewer receptacle at all times, and it must not be just laid on the ground. Waste Water - The discharge of any wastewater (septic or grey water) is strictly prohibited. - Formaldehyde products are not permitted. Parking & Resort Roads - Two vehicles, inclusive of one RV, are included with each reservation as determined by Comfort Communities and as space allows. - Additional vehicles are subject to the availability of parking in designated areas. - Towing is enforced at the guest's expense. - All guests must stay within park property boundaries. - No trespassing on neighboring land is permitted. Speed Limit - Please obey posted speed limits on the property. - Failure to obey speed limits may result in removal from the property without refund. Transportation - Non-motorized skateboards, scooters, roller blades, roller skates and bicycles are permitted to be utilized as long as they are done so in a safe and quiet manner. - UTVs, ATVs, and large terrain vehicles are prohibited. Bikes - Don't forget your bike helmet. - In addition to following local regulations, we recommend that all riders wear a helmet while riding a bicycle. - Bike riders must obey the same rules of the road as motor vehicles. - When operating a bike after sunset, you must have a light on both the front and back of the bike. - Please make sure to lock up your bikes anytime they are not in use. Fireworks - The use of fireworks, including sparklers and explosives of any kind, is not permitted under any circumstances. - Anyone caught with fireworks may result in removal from the property without a refund. Firearms & Weapons - Guests must obey all federal, state, and local laws regarding the ownership and possession of firearms. - Firearms are not permitted in any property buildings or common areas. - The only exception is that guests may have a firearm in a locked, private vehicle in parking areas if permitted by law. - The discharge of firearms, BB guns, air guns/rifles, or similar devices is strictly prohibited. General Conduct & Removal - Guests are required at all times to comply with all rules and regulations posted at the property as well as directions of the park manager. - We reserve the right to remove anyone in violation of these rules and regulations from the park. - Rules and Regulations are subject to change without notice. Termination Policy - Either party may terminate this Agreement for any reason by giving the other party ten (10) days’ notice pursuant to A.R.S. § 33-341(B). - Park may terminate this Agreement without notice in the event of the guest’s failure to pay rent or for criminal conduct of any member of the guest’s household or conduct in violation of the Crime Free Addendum, or for violation of Park's Rules and Regulations.

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
