Rules

Registrations and Arrival Check-In Procedure - Check-in time is 4 PM. - Check-out time is noon. - There are self-check-in envelopes and instructions posted at the office with a list of available lots for those who have not reserved ahead of time. - If you have made a reservation and are coming in late, you can just pull into your site any time after check-in at 4 PM. - While each park attempts to accommodate your exact spot request, the onsite manager has the ultimate decision for spot placement. Speed Limit - The speed limit is 10 MPH in the park. - The maximum speed is 40 MPH on gravel roads leading to and from the park. Quiet Hours - Quiet hours are from 9:00 PM to 7:00 AM. Vehicles And Parking - A maximum of 2 vehicles and 1 RV are allowed per site. - No additional trailers, boats, or outside storage are allowed in the space. - There is a vehicle storage area in the back of the property, with a charge of $35 per month for residents. - No washing of vehicles is allowed in the park. - There are car washes in town. - No vehicle maintenance, oil changes, or repairs are allowed. - Emergency repairs may be allowed with manager approval, but you must notify management prior to starting. - All RVs and other vehicles must have a current license, registration, and insurance at all times, except for any RV owned by the park. - Off-road, all-terrain, or unlicensed vehicles are not permitted to be ridden in the park. - It is your responsibility to maintain positive control of your vehicle at all times, regardless of the weather. - If you cannot safely operate your vehicle, park in a place where your vehicle will not be a hazard to others or obstruct other vehicles. - If you are involved in an accident, notify park management immediately. Site and Property Maintenance - All of your property must be kept within the confines of your rented space. - No property may be stored around your RV; storage units should be rented. - Outside storage or storage sheds are not allowed on the lots. - There are storage units available in town, and storage units may be available in the back of the property in the future. - The outside of RVs and lot areas must be kept clean and free of debris. - Trash must be bagged and placed in dumpsters. - Outdoor patio furniture and a few potted plants may be allowed on your patio as long as the site looks neat and uncluttered. - No landscaping, plants, bushes, fences, gardens, or lawn ornaments may extend beyond your patio without office approval. - No indoor furniture may be left on patios. - Mats or rugs are not allowed on grassy areas. - No temporary buildings, structures, outside appliances (other than BBQs), or window air conditioners are allowed without management approval. - RVs that fall into a state of disrepair will not be allowed to remain in the park. - Each RV must use only the space and hookups for its assigned site. Guests and Visitors - A maximum of six persons is allowed per RV site. - An extra charge applies for more than six persons. - Overnight visitors are permitted to stay up to 3 consecutive nights in any 7-day period. - Any visitor wanting to stay more than 3 nights must register with the office prior to the stay. - You are responsible for the conduct of your visitors. - Please ensure your visitors are familiar with all rules and regulations before they enter the park. Children - Parents are responsible for the supervision, conduct, and behavior of their children at all times. Fires and Outdoor Restrictions - No open fires are allowed except in gas/propane barbecue grills and gas fire pits. - Periodically, management may host an open wood fire in the community area, which will be organized and supervised by the park manager. - Fires will be extinguished by 9 PM or earlier at the manager’s discretion. - Outside clotheslines are not permitted. Wildlife - It is not uncommon for deer, foxes, raccoons, coyotes, bears, or skunks to pass through the property. - Do not feed or approach the animals. - Animals do not present a threat if you keep your distance. - Please close dumpster lids and secure bars after disposing of trash to prevent animals from feeding. Tents - A lot may be rented for nightly tenters with a maximum of 2 tents per lot. - The same lot price applies. - Before driving stakes into the ground, reach out to the office. - This is for your safety and to protect water, sewer, and electric lines. Sewer and Water - Sewage and gray water must not run onto the ground. - A positive sewer seal is required at both ends of your sewer hose. Pet Policy - Special permission to keep a house pet in the park must be obtained from park management. - A house pet is defined as a pet that spends its primary existence within the RV. - Park management reserves the right to deny a resident a pet if a proposed pet would pose a threat to the health and safety of residents of the park. - No more than two pets, a dog or a cat, are permitted. - A resident may keep a maximum of two birds and one aquarium. - The types of pets permitted are a domesticated bird, cat, dog, or aquatic animal kept within an aquarium. - Only medium-sized cats or dogs, which at maturity do not exceed 50 pounds in weight, are permitted. - Pit bulls, chow chows, rottweilers, doberman pinschers, and other aggressive breeds are expressly prohibited unless specifically approved by management. - Non-house pets, including farm animals, are prohibited under any circumstances. - Strange and exotic pets are not permitted. - After moving into the park, a pet may not be acquired without written permission from park management. - Park management must approve all pets before an application to rent is accepted. - If a pet is lost or dies, written permission to acquire a new pet must be obtained from park management. - If any of the rules regarding pets are violated, and such violation is noted by park management or a valid complaint is made by another resident, the resident owner of the pet will receive an official notice in writing stating that the right to keep a pet within the park is terminated. Pet Owner Requirements - Each pet must be licensed and inoculated in accordance with local law. - Evidence of licensing and inoculation shall be submitted to park management within seven days of receipt of a written request for such information. - All pets must be registered with the office prior to bringing a pet into the park. - A maximum of two quiet, well-mannered pets are allowed per site. - Pets must be on a leash when not inside the RV. - All pets are to be kept inside at night. - Any pet running loose in the park will be turned over to the SPCA or another authority. - Recurring violations of this rule will lead to the loss of the privilege to maintain a pet. - Pets will not be allowed in the clubhouse or any park building at any time. Pet Behavior and Responsibility - Pets will not be allowed to cause any disturbance that might annoy neighbors, including but not limited to barking, growling, biting, or any other unusual noises or damage. - Under no condition is a pet to invade the privacy of anyone's site, flower beds, or shrubs. - Pet owners are responsible at all times for their pets, including injury, destruction, and annoyances to other residents. - The park and park management shall not be liable for any loss, damage, or injury of any kind caused by a resident's pet. - Although pets may be left unattended inside, continuous barking will not be tolerated. Pet Restrictions - No exterior pet housing is permitted in the park. - This includes any type of confining barricade or structure. - Small temporary pet pens may be used as long as they are stowed inside or under the RV while not in use. - Visitors are not permitted to bring any pets into the park. - Feeding of stray cats and other animals is prohibited. - Tying up pets outside the RV and leaving them unattended is prohibited. - No tying up of pets to any park property at any time. Pet Cleanliness - If a resident's pet is allowed to exercise in the yard or elsewhere, all excrement must be picked up, wrapped in a plastic bag, and placed in the trash immediately. - It is the responsibility of the resident to pick up their pet’s fecal matter. - Failure to do so after one warning shall be cause for immediate eviction from the park. Pet Offspring - Park management encourages pets to be spayed or neutered. - In the event of offspring, park management must be immediately informed. - Written permission of park management must be obtained for the offspring to stay in the park for a temporary period not to exceed 12 weeks. Behavior and Conduct - Respect your neighbors and do not cut through their site. - Rowdiness, loud music, abusive language, violent behavior, drunkenness, and possession or use of drugs will not be tolerated. - Any objectionable conduct or violation of park rules will result in immediate eviction without refund. - Vandalism of any kind will not be permitted. - No soliciting or commercial activity is allowed. - No subleasing without management approval. - No fireworks are ever allowed. - Smokers must not throw cigarette butts on the ground. - Smoking is not allowed in any park building, common area, or leased RV provided by the park. - A designated smoking area and disposal bins will be provided. Rent and Payment - Rent is due on your due date. - A three-day grace period will be given for late payments. - Late fees of $10 per day will apply after three days. - After five days, you may be evicted and your deposit forfeited. - Occupants and vehicles may be removed without a judicial hearing upon 72 hours written notice for failure to pay rent or comply with park rules. Liability and Responsibility - Renters and users of this property are liable for all property damage. - All local, state, and federal laws apply. - Management assumes no responsibility for accidents, injuries, or losses from any cause. - Campers must maintain adequate property and liability insurance on all vehicles or RVs brought into the park. - The park is not responsible for theft, fire, storms, accidents, or flooding. - Guests and visitors use the site at their own risk. Seasonal Rules - All RVs must be skirted to withstand cold weather and freezing temperatures between September 30 and May 15. - New arrivals within these dates will have 15 days to skirt their RV. Management Rights - Management reserves the right to make changes to rules, regulations, and fees. - Management reserves the right to evict or refuse entry to anyone disregarding the rules without refund. - Your cooperation in following the rules helps make the park a better place for all.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
