Premium back-in and pull-through categories sit alongside a boat ramp, outdoor pool, and clubhouse on the Panhandle's bay side.
Sixty premium sites carry water, sewer, and electric on 30 and 50-amp with cable TV and site WiFi, in back-in and pull-through configurations sized to 90 feet, with fire pits, picnic tables, and BBQ pits. Seventeen cottages serve guests without a rig. Laundry, restrooms, and showers handle the practical side. Two policies to check before booking: a ten-year age restriction applies to RVs, though older coaches are reviewed for approval if you send a photo in advance, and holiday weekends carry a minimum-stay requirement.
An outdoor pool and clubhouse anchor the on-site amenities, with a boat ramp giving direct bay access and kayaking and canoeing from the property. Oak-studded walking trails run the grounds. The fishing here is the main draw — Choctawhatchee Bay is among the most productive water on the Panhandle. Pets are welcome.
Freeport sits in South Walton County between the Destin-Fort Walton Beach corridor to the east and Panama City Beach to the west. This resort has a ten-year age restriction on all RVs.
- We will gladly review older coaches for approval.
- You may send a picture of your coach to "[email protected]" for approval of older coaches prior to booking.
All Holiday Weekends require three-night minimum bookings, i.e. Labor Day and Memorial Day. July 4th, 2023 requires a four-night minimum.

Welcome to the RVC online booking experience for Live Oak Landing. This service is provided for you to make legitimate reservations at RVC Outdoor Destination Resorts, LP. By making a reservation using this service, there are some things that you're agreeing to. If you don't agree to them, please do not book any reservations using this service.
Check-in time for RVC is 1:00 pm for RV sites and 3:00 pm for Cottages.
Use of the Service
By using this service, you're agreeing that:
- You are at least 21 years of age
- You'll use it in accordance with the Terms and Conditions
- You are making a legitimate reservation for you and/or any another person(s) whom you legitimately represent
- All info you enter is accurate and complete
- RVC reserves the right to deny you access to this service for any reason.

Disputes
- RVC reserves the right to refuse service to any party based upon the laws and regulations of the state in which the resort in which service is delivered; all disputes will be settled out of court and/or through an arbitrator if it becomes necessary.Prohibited Activities
- All guests, using this website to make reservations and as a guest at our resorts, are bound by the local laws of the property in which they are booking. RVC reserves all rights.

- While we try our best, there may be a very limited number of times when the Information published may be inaccurate in terms of pricing and availability, and we can't guarantee the availability of specific sites or services. RVC reserves the right to correct any pricing errors that are part of a reservation. If available, we'll honor the published price, if it is determined that the pricing error was on the part of RVC and not if a third party publishes unauthorized rates. By accepting the reservation, you agree it’s terms and to hold RVC harmless for personal inconvenience, fees, property damage, or any other claim through your use of Live Oak Landing. You also agree to indemnify RVC for any losses, claims or fees that we may incur because of your use of Live Oak Landing. You also agree accept responsibility for any guest you may invite to your site or accommodation, including all guests registered under your name. You agree to abide by all of Live Oak Landing's Terms and Conditions, and, if you're bringing your Pet(s), you agree to abide by Live Oak Landing's Pet Policy.

Cancellation Policy
During holiday periods, this reservation is NON-REFUNDABLE.- For non-holiday reservations, Travelers may make ONE date change or cancel the reservation, but it must be made by 3:00 pm CST, 72 hours prior to arrival for 90% refund. - The new dates for the reservation change must be within one calendar year. Spot2Nite convenience fees are non-refundable.
