Florida Caverns RV Resort is a quiet and tranquil country-like setting along the banks of a crystal clear, spring-fed pond. Enjoy the variety of water activities or just rest and watch nature at its finest. We are conveniently located off Highway 90 near Interstate 10 in Marianna, Florida. Giant pines and soulful cypress trees line the waterline of the beautiful and historic Merritt’s Mill Pond. Upon entering, you’ll enjoy a large variety of flowering shrubs and plants that create a quiet and relaxing lake-view getaway. Our resort has almost 1800 feet on the crystal clear, spring-fed Merritt’s Mill Pond. Our boat ramp and boat docks are always open for our guests. Join us on the 22-acre Big-Rig and pet-friendly RV resort where you can fish, dive, snorkel, swim, boat, paddleboard, kayak, tube, lounge, hike, relax, and reunite with nature, all with resort amenities at your fingertips.

Check-In Procedure
- Check-in time: 2:00 pm.
- Check-out time: 12:00 pm.
- Early check-in must be approved in advance.
- All Visitors must register with the office.
- A parking pass is required to park your vehicle here unless you are a registered guest.
- Please, park in a designated parking area and display the parking pass in your windshield; otherwise, your vehicle could be towed at your expense.
- Let’s please avoid this activity.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Speed Limit
- The speed limit is 5 mph.
- Please drive slowly and watch out for children.
Garbage
- Please place garbage in a tied garbage bag and set it next to the road between 8:00 am and dusk.
Guests
- You are welcome to have guests visit with you.
- They need to register at the office and get a parking pass.
Quite Time
- Quiet time is from 10:00 pm until 8:00 am (some Resort exclusions apply).
Children
- Guests are 100% responsible for the safety and conduct of their children, and they must be supervised.
Site Cleanliness
- Keep your site clean.
- Dispose of cigarette butts and trash properly.
Smoking
- Smoking is not permitted inside any Resort facility, rental property (RVs, Park Models, and Cabins), or the pool.
Billiards table
- The pool table is for adults 16 years or older.
- Children must be under the direct supervision of an adult.
Rugs
- You may use a rug outside your RV, but it must not be bigger than 10’ x 10’.
Fire Safety and Campfire Regulations
- No ground fires are permitted. This is dangerous.
- You must use a covered fire pit.
- Do not dump your ashes or charcoal on the ground.
- Let us know, and we will dispose of it for you.
- In addition, we have firewood for purchase at the registration office.
Neighbor Courtesy and Site Boundaries
- Please respect the property of your neighbors – do not trespass through sites or park in other sites.
Behavior and Conduct Policies
- Drunkenness, drug use, and/or inappropriate behavior will not be permitted.
Park at your own risk
- Parking is at your own risk.
- The Resort is not responsible for any RV or vehicle damaged from falling limbs, trees, electrical surges, etc.
Waste Disposal and Sanitation Rules
- Dumping of tanks on sites without sewer connections is unsanitary and not permitted.
Site Appearance and Equipment Restrictions
- Clotheslines, hammocks, and other items strung between structures or trees are not permitted.
No Open Flame
- No open flame cooking devices inside the cabin / RV or on the porches.
Property and Furniture Use Policies
- Do not remove any furniture from the cabin / RV for outside use.
Washing of the RV
- Washing your RV or vehicle requires permission from management.
Safety Rules
- All riders (bicycle, tricycle, scooter, Segway) must obey the State of Florida bicycle safety laws.
- Motorized bikes, scooters, and golf carts must be operated by licensed operators.
- Anyone 16 years old or younger must wear a protective helmet.
- Anyone 12 years old or younger must be actively supervised by an adult who is present
Firearms/Fireworks
- Discharging of firearms or fireworks in the resort is illegal and strictly prohibited.
Pet Friendly Rules
- We know that a vacation is not complete without the furry member of your family and we encourage you to bring one with you.
- We have a dog park you can use to exercise your pets.
- For everyone’s safety and enjoyment, please remember.
- Owners must pick up after their pets and properly dispose of any waste.
- This is a common courtesy and must not be neglected.
- Pets are not allowed inside any Resort building or rental property except for registered service dogs.
- Inside pets only, no dog houses, fences, cages, etc. can be used.
- Do not leave dogs unattended outside your RV.
- Pets must be leashed and under control by the owner.
- No Pit Bulls, Rottweilers, Dobermans, Chows, or mixtures are allowed.
- Walk your pets in designated areas only and, please, your neighbor’s site is not a designated area.
- Any aggressive pet behavior, regardless of breed, may result in the animal being removed from the park.
Pool Rules
- A lifeguard will not be on duty in the pool area.
- Swimming is always at your own risk.
- No diving and no running in the pool area.
- Our pool is for our registered guests only.
- All visitors must stop by the Registration Office.
- The pool hours are from 8:00 am to dusk every day.
- Proper swimming attire must be worn in the pool area.
- Children under 13 years of age must be accompanied by an adult.
- Each guest must shower prior to entering the pool.
- Please, no glass objects in the pool area.
- Please be responsible and dispose of your trash properly.
- Children who are not “potty trained” must always wear swim diapers.
- No grilling or cooking is allowed in the pool area.
- Music is allowed but must not be offensive (ie, profanity-laced, etc), and the volume must be kept down.
- No pets are allowed in the pool area.
Prepayment Policy
- Full payment will be taken for any reservation lasting less than one month.
- For monthly reservations, 50% of the first month's rent will be paid at the time of booking.
- The remaining balance of the first month will be due 48 hours prior to checking in.
- All reservations will be charged the rest of their balance 48 hours prior to arrival using the credit card that the reservation was originally booked with.
Playground/Park Etiquette
- Use equipment at your own risk.
- Guests are responsible for the safety and conduct of their children.
- Play safe, weight limit is 40 lbs per child (on playground equipment).
- Children must be under the direct supervision of an adult.
- Use both hands when climbing and avoid climbing on wet equipment.
Fishing/Mill Pond Water Activities
- A Day Pass is required for all visitors and is only good for fishing and swimming at the Mill Pond.
- Please Note: A valid Florida fishing license is required to fish on Merritt’s Mill Pond.
- Please contact the Fish and Wildlife Commission for rates and further information.
- Fishing and swimming are not permitted within 100 feet of the boat ramp.
- All water rental equipment requires a Liability Waiver.
Tent Camping Rules
Camping Area
- Please camp in the designated areas only.
Maximum nights
- Tent sites can be reserved for a maximum of one week.
Number of Tents
- Only two tents are allowed per site.
- No car camping is permitted.
- Any vehicle camping must be done on an RV pad.
Occupancy Limits
- Only four guests are allowed per site.
Pets
- Only one pet is allowed per site.
- Do not leave them unattended in the tent.
- They also must be on a leash any time they're on the grounds (the dog park is available and leashes are not required while your pet is in this area.)
Fire Pits
- Fire Pits can be rented as an add-on when you book.
- Firewood is also available for purchase.
- You may not bring in wood from outside the resort.
Equipment Prohibited at Tent Sites
- In order to minimize noise pollution, no AC units, space heaters, or generators are permitted at tent sites.
Arrival
- No arrivals during quiet hours.
- You must check in and be set up by no later than 10:00 pm the day you arrive.
Food Storage
- All food must be stored in your vehicle overnight and any time you are not at your site.
- This will minimize the likelihood of animals getting into it.
Dishes and Waste
- Please do not wash any dishes in the bathrooms or at your site.
- We have a full kitchen in the clubhouse that is available for you to use.
- If you use these facilities, please clean up behind yourself so future campers will find the kitchen the same way you found it.
- If you are cleaning fish that you caught, please do not throw fish waste in the trash.
Early Check-In or Late Check-Out
- Must be approved in advance.
Site Rentals
- Site rentals include an RV, one vehicle, and one trailer.
- Additional vehicles such as boats, trailers, motorcycles, etc., may be subject to additional fees.
Damage Fee's
- The card on file will be charged to cover the cost of damages to any Rental RVs, Luxury and Rustic Cabins Rentals, Park Models, or RV Sites.
Monthly Guests Only
- Please be advised that a background check will be conducted on all guests who make a reservation for one month or longer.
- Background check fees will be charged to the guest's first month's rent payment, upon check-in.
- No refunds will be given to any guest who is found to have a criminal record after a reservation is made.
Cancellation Policy
MODERATE
If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
