In the quiet Sumter County countryside near Webster in central Florida, midway between Tampa and Ocala in the lake-dotted landscape north of the Withlacoochee River, Sunshine Village provides a tranquil 55-and-older RV and mobile home resort with 131 sites and the full recreational infrastructure of planned activities, a swimming pool, bocce ball, shuffleboard, horseshoe pits, and bike trails that the active retiree community of central Florida demands. The park's fishing pond, dog park, and on-site RV storage options serve the extended-stay and snowbird guest who makes Sunshine Village a seasonal home base within an hour of Tampa, Orlando, and Ocala's horse country and Silver Springs State Park.
One hundred thirty-one sites include 41 full-hookup positions and 4 pull-through configurations, with paved super sites measuring 83 by 43 feet with 72-by-20 concrete pads for the largest rigs and standard grass and paved sites throughout the property. Full hookups include 30-amp and 50-amp electric, water, and sewer service along with cable TV and Wi-Fi for connected campsite comfort. A swimming pool, recreation hall, laundromat, bocce ball courts, shuffleboard, horseshoe pits, pavilion, and planned activities create the community life calendar that distinguishes an active adult resort from a simple site-with-hookups arrangement, and the dog park and bike trails complete the outdoor recreation infrastructure.

Sunshine Village Resort: Flags, Poles, and “Ornamental” Lawn flag Policies: Sunshine Village is continually striving to establish conformity and uniformity within the Manufactured Home and Permanent RV Sites in our Community. The following Flag, Poles, and Ornamental Flag/Sign Policies will now be in effect to allow residents the freedom to display flags while keeping our homes and property in a tastefully and welcoming decorated fashion.
(For Manufactured Homes & PERMANENT RV Lots)
- Each Residence may display ONE METAL Flagpole within the entire site (MUST have placement PREAPPROVED) by filing a Request for Site Change Form, obtainable at the Office.
- MAXIMUM number of Flags on the pole shall not exceed TWO, which One must be a National Flag of Residents choice, and the Second Flag being of Military or “Seasonal/Holiday” kind.
- NO flag poles are to be attached to any residential buildings
- Any Flag deemed “Vulgar”, “Offensive”, “Racist”, or otherwise deemed “Distasteful” by Sunshine Village, will NOT be permitted to be displayed at any time.
- Flags displayed on Flag Poles shall not exceed a maximum size of 5ft. X 6ft. and may be made of Plastic or Cloth materials.
- When any flag becomes “weathered” (faded, torn, or frayed) it shall be removed or replaced.
Window Signs:
- If you wish to privately list your home for sale, you may place ONE, For Sale Sign, (12”x18”) in ONE window.
- You may NOT display ANY “For Sale” or other Sales Information of any kind on your lawn.
- ONLY homes “For Sale” through Sunshine Village Resort are permitted to display other sales signs and materials on sites.
Ornamental/Decorative Flags & Signs:
- Smaller (18”x18”) MAXIMUM Decorative Flags and Signs, (Welcome, Holiday, or like) may be displayed on your Lamp posts, Entryways, and Lawns (Must not interfere with lawn care).
- The maximum Number of Ornamental/Decorative Flags and Signs permitted on any Site is THREE
- Any Flag or Decorative Sign deemed “vulgar”, “offensive”, “racist”, or in any way deemed “distasteful” by Sunshine Village, will NOT be permitted.
- When Ornamental/Decorative Flags and Signs become “weathered” (faded, torn, or damaged in any way) it shall be removed or replaced.
- Holiday-specific flags/signs displayed MUST be removed after that specific holiday/season. (Within 7 days)

Transient/Non- Permanent RV Sites (Southside Super Sites & Center Court Sites)
- RVs located within a designated RV Site, MAY display National Flags, Military, “Team”, Holiday, or Themed flags on their RV.
- ANY Flags, Signs, Decorations, or Ornaments displayed on any RV Site MUST be done in a “tasteful” fashion.
- ANY item displayed that is deemed to be “vulgar”, “offensive”, “racist” or in any way deemed “distasteful” by Sunshine Village, will NOT be permitted.
NOTE: These policies will be strictly enforced by Sunshine Village. If at any time, you are found in violation, you will be given a notification from the office. Violations MUST be corrected within 7 days of receiving the notice. Failure to comply with any violation notifications MAY result in the loss of your privilege to display any flags on your Lot/Site. In addition, failure to comply with violation notices MAY result in Violation Fees to be assessed to your Lifestyle Fees through the Office.
We appreciate you, and your cooperation in following these policies. Our community will be appealing to not only your neighbors but to all the visitors that come to Sunshine Village Resort.
Sunshine Village Resort’s 2020 Updated Pet/Wildlife Policies:
In order to provide the best atmosphere, enjoyment, and safety for all our residents and guests, Sunshine Village has put in place the following new Pet and Property Policies. We LOVE Cats, Dogs, Squirrels, Birds, Rabbits, and all of God’s other creations, therefore we MUST ALL take responsibility for the policies set in place that protect them. Again, it is for the wellbeing of the animals and for the serenity of our Community.
These policies will be strictly enforced by Sunshine Village, with no “special” exceptions.
By feeding ANY “stray” animal, Domestic or Wildlife, you are hurting them, not helping them. If you wish to care for a Cat or Dog, PLEASE, take it INDOORS and care for it. If you do not wish to have a domestic animal live indoors with you, you MUST not care for them in any way. Do not feed, water, or provide for them in any way if you are not going to claim ownership of said animals.
Due to an increased number of complaints and concerns regarding “stray” domestic and wildlife animals within our Community, it has become necessary for us to update our PET POLICIES.
Unfortunately, along with the strict enforcement of our new Pet Policies, there will also be financial ramifications for anyone found not in non-compliance with the policies, as set forth in this notification.
- ALL DOMESTIC ANIMALS (Dogs and Cats), SHALL be Leashed and/or Harnessed, and under the owner’s control at ALL times.
- NO Animal is to be on a Tie Out/ Tethered or left outside unattended. (You MUST be outside with the animal, and in FULL control.
- Pet Playpens, Fences, Screens, or any other means of corralling pets is STRICTLY PROHIBITED.
- If you feed, water, or in any other manner provide for an animal, it will be deemed to be YOUR Pet and YOUR Responsibility.
- If you have paid to have any domestic animals microchipped, spayed, or neutered, or provide for any Veterinary care for said animals, it will be noted that said animal(s) belong to YOU.
- NO Domestic Animals are to be left outside overnight. If animals are found loose outdoors, said animals will be trapped and removed permanently from the Community.
- Wildlife Animals: Due to the fact that there has become a high population of wildlife, squirrels, peacocks, and other birds, there shall now be a NO-BIRD FEEDING (or Bird Feeders) policy strictly enforced throughout Sunshine Village Community. No feeding of any kind to any species of wildlife will be permitted on Sunshine Village Community. (Including any wildlife in ponds).
- Any Resident, who knowingly protects the “strays” within the Community will be responsible for all fees not only incurred via the Humane Society but also pet policy violation fees, which will be assessed to your monthly lifestyle fees.
- Any Resident, who knowingly sets out Bird Food/Seeds (whether in a feeder or on the ground) will be assessed a Penalty Fee that will be added to your monthly Lifestyle fee.
- Any Resident, who knowingly provides any food source(s) to any other form of wildlife, (Squirrels, Peacocks or other Birds, Skunks, Rabbits, etc.) will be found in violation of pet policies and a violation fee will be assessed to your Lifestyle fee.
Penalties (EACH Violation): ANY Domestic Animal that is retrieved from a Humane Society or other shelter through verification microchips, or other knowledge of “ownership”, that resident will be accessed a $100.00 Pet Policy Violation Fee.
- ANY Resident found to be feeding ANY Wildlife Animals within Sunshine Village Community will be assessed a $100.00 Policy Violation Fee.
We appreciate your cooperation in the following matter. The Sumter County Department of Health has recently Confirmed a case of Rabies in a cat in Webster, Florida

FOR RENTAL HOMES & COTTAGES; DUE AT BOOKING:
- First + Security Deposit, but for stays less than 1 month the full stay-amount is due at booking
and a credit card*.
- Application and $53/$50 Non-refundable Application Fee is required per person for stays longer
than 6 months. If we reject the application, the First + Security Deposit is fully refunded.
- An acceptable alternative for those who can’t afford the full amount but who would like to be
retained on the books: First upon booking, then the Security Deposit within 60 days of check-in.
- The cancellation policy is still in effect for the security deposit portion.
SECURITY DEPOSIT TERMS:
- The security deposit is fully refundable if all terms are fully met and no excessive wear and &
the tear is left behind, and there is no damage to our reputation or the peace and enjoyment of our
other residents.
- If the terms are met, but damage or excessive wear is found, these funds are withheld, in part or
in full, depending on the extent of the damage.

RENTAL DEPOSIT TERMS:
- If you break your contract by leaving early, you forfeit the security deposit that you prepaid.
- If we have to evict you, you forfeit your security deposit.
Guidelines: All long-stay guests and residents are provided with the community’s prospectus. The following list contains summary guidelines for residents and guests while staying at Sunshine Village. This list does not replace the prospectus.
- Smiley faces only – Please leave your frowns at the entrance!
- Please keep the resort litter-free, tidy and neat.
- Two motorized vehicles per lot (otherwise, see the office about overflow parking).
- All overnight guests must register at the office.
- Visiting children under the age of 13 must always be accompanied by an adult.
- Smoking isn’t permitted in public buildings or near the doorways. Please properly dispose of cigarette butts.
- Garbage must be put in plastic bags before placing in the garbage container.
- Portable canopies are not allowed.
- Only umbrella-type clotheslines are permitted. Obtain permission before digging.
- Speed limit is 10 mph and, for the safety of everybody, it is strictly enforced.
- Sewer hoses must maintain a complete seal.
- Water hoses must have a shutoff valve.
- Please don’t water the lawn, and please locate your flowerpots next to your RV to allow for mowing.
- Quiet time is 10 p.m. to 8 a.m.
- Check-out time is 11 a.m.
- The Community assumes no liability for personal injury, theft, fire, or damage to a car or RV.
- Please respect other sites and RVers.
- Use of firearms, fireworks, weapons, air guns, etc. is strictly prohibited and will cause immediate eviction.
- Major vehicle repair is not allowed on site. Dumping of motor oil on Community property or in the garbage is prohibited.
- Persons failing to observe Community guidelines and rules will be asked to leave.
- Do not use “formaldehyde” chemicals, as these are harmful to our sewage treatment facility.
- Check your electrical plugs monthly to ensure they’re secure or not overheating.
- Sunshine Village reserves the right to reject any RV unit which is not compatible with units in the Park.
PetPolicy:
- Pets must be kept on a short leash (no longer than 6 feet) under the control of their owners and must not disturb neighbors.
- All pet droppings must be picked up and placed in a plastic bag before depositing in the garbage.
- Pets must be attended to when outside.
- Pets may be left unattended indoors but must not disturb others.
- Although we enjoy pets, they’re prohibited from being inside our buildings.
While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Cancellation Policy
MODERATE
If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
