Registrations and Arrival
Check-In Procedure
- RV and tent site check-in time is 2 p.m.
- RV and tent site check-out time is 11 a.m.
- Vacation rental check-in time is 3 p.m.
- Vacation rental check-out time is 11 a.m.
- Early check-in may be available for an additional fee of $30; inquire with the resort office on the morning of arrival for availability.
- Late check-outs may be available for an additional fee of $30; inquire with the resort office on your day of departure for availability.
- Guests who do not arrive within 24 hours of check-in time and have not made prior arrangements with resort staff will be considered a no-show and forfeit their deposit.
- While each park attempts to accommodate your exact spot request, the onsite manager has the ultimate decision for spot placement.
Reservation Payment Policy
- All reservations for less than 30 nights require a deposit of two nights or half of your stay, whichever is greater.
- All reservations for 30 nights or longer require a deposit of $500.
- Deposits are refundable only in accordance with the cancellation policy below.
- The full balance of the reservation will be due and payable upon arrival.
- A valid credit card is required to be on file for all reservations, which Sun Outdoors may charge for any unpaid amounts owed by the guest, or for other amounts that are the responsibility of the guest, including property damage, in accordance with applicable law.
- Personal checks are not accepted at check-in.
Resort Fees, Other Fees & Taxes
- Certain properties charge a daily resort fee, which is added to each reservation for certain amenities made available to guests.
- Amenities vary by property and may include Wi-Fi internet, basic cable where applicable, various activities, access to onsite facilities, and more.
- Sun Outdoors does not guarantee that amenities will be available at all times, as some are subject to seasonal closures, maintenance, repairs, or limited capacity.
- Additional fees, such as site lock fees and taxes, may apply to your stay.
- Any fees and taxes applicable to your reservation will be clearly identified in advance of booking and in the confirmation email received upon completion of your booking.
Guest Arrival & Departure Information For Seasonal Guests
- Seasonal guests may arrive any time after 9:00 a.m. on opening day and must vacate by 5:00 p.m. on closing day.
- Seasonal guests are required to check in and check out with the welcome center on the initial date of arrival and the last date of departure.
- Payment in full for any outstanding balance is due prior to initial check-in for the season.
Site Locations & Tent Accommodations
- All site numbers are subject to change prior to arrival unless a site lock fee has been paid.
- Only certified RV types are permitted unless specific site constraints prevent this, including Class A, B, and C Motorhomes, 5th wheels, and travel trailers.
- Sun Outdoors reserves the right to inspect any personal property brought onto the resort and may refuse access if the property is improperly constructed, unsafe, or unsuitable.
- Tents, pop-up campers, and conversion vans are only permitted on designated sites.
- Sites are designed to accommodate one unit at a time.
- Only one pup tent may act as a secondary unit per site at Sun Outdoors’ discretion and must be taken down during the day.
- One dining canopy tent is permitted, but not in conjunction with a pup tent, and must be properly secured at all times.
- Sites must be cleaned of garbage and debris prior to departure.
- Additional charges may apply for sites requiring extra cleaning.
Permitted Occupants
- All reservations include a maximum of six guests unless otherwise stated.
- Rates are based on the maximum occupancy of the site.
- For all-age resorts, the individual reserving the site must be at least 18 years old and physically present at check-in.
- Children 14 and under must be supervised by an adult 18 or older at all times.
Visitors Policy
- Guests may have visitors as long as the maximum occupancy is not exceeded.
- Visitors must register at the welcome center and are subject to applicable guest fees.
- The short-term guest daily visitor fee is $10 per person, or a non-transferable seasonal visitor pass may be purchased for $150 per person.
- At annual resorts in Arizona and Florida, the first 14 days of a visitor's stay are free; beginning on the 15th day, an additional charge of $10 per day per visitor is required in advance.
- Visitors must abide by all resort rules and regulations.
- Guests are responsible for the behavior of their visitors.
- Visitors are only permitted on the property when resort guests are present.
- Guests must register all visitors at the welcome center.
Photography/video Consent
- Sun Outdoors may capture photos, videos, or audio recordings of the resort, guests, and visitors for marketing or other lawful purposes indefinitely, without payment of royalties or fees.
- If minor children are present, the legal guardian must notify management if permission is not given to use their likeness for marketing purposes.
Amenities & Facilities
- Guests should visit the individual property website for specific information on amenity closures and property-specific details.
- Many amenities are seasonal and weather-dependent and may have limited hours during the off-season.
- Sun Outdoors may close any facilities at its discretion without prior notice and without refund.
- Guests should refer to the posted rules and regulations for additional information on amenities.
- All amenities are used at guests’ own risk.
- Swimming and boating may occur only in designated areas.
- Guests must display property-issued wristbands or photo name badges for access to specific amenities.
- All persons must wear dry shirts, pants, and shoes when entering the welcome center or any facility building.
Car Passes & Gate Cards
- Two vehicles, including one RV (except vacation rentals), are included with each reservation as space allows.
- Additional vehicles for registered guests are $10 per day or $150 for an annual pass, subject to parking availability in designated areas.
- Car passes are issued to registered guests only and must be visible at all times.
- Car passes are non-transferable and may not be shared.
- All guest vehicles must be parked on their designated site and may not extend into the road.
- Vehicles must be parked in designated areas if parking is limited.
- Guests are not permitted to occupy sites not included in their reservation.
- Unregistered vehicles without a pass may be towed at the owner’s expense.
- Factory-made car covers and wheel covers are permitted if in an acceptable condition.
- Car covers must be properly secured; weights are not allowed.
- Lost or unreturned gate cards will incur a $25 replacement fee.
- Gate cards are applicable only at specific locations; not all locations are gated or require a gate card.
Quiet Hours
- Quiet hours are from 11 p.m. to 8 a.m. daily unless otherwise directed by on-site staff or local regulations.
- Guests should be courteous to fellow guests at all times.
- During quiet hours, loud talking, radios, televisions, or other noises that may disturb guests are not permitted.
- Generator use is not permitted unless prior approval from management is granted.
Respect Your Neighbor
- Please be considerate of your neighbors' privacy and space.
- Do not walk on or pass through the site of another guest.
- Respect our local culture, wildlife, and those around you.
- Please be mindful of our local bylaws and conservation of resources.
- We are proud to promote an inclusive and family-friendly atmosphere at all our resorts.
- Harassment or offensive or intolerant language or actions will not be tolerated in any form, including with respect to race, color, national origin, religion, sexual orientation, gender identity, disability, or political views.
- Flags, signs, or other visual symbols that contain vulgarity, depict the Confederate flag, or represent politicians or political candidates are not permitted to be displayed.
- We reserve the right to immediately evict any guest, without refund, for failure to comply with these rules and/or staff's request for removal of offensive visuals or symbols.
Local Wildlife
- Please respect our local wildlife.
- Use caution when near bodies of water or natural brush, as some wildlife is dangerous and should be left alone.
- Some wildlife is protected by State law.
- Feeding, killing, abusing, or otherwise disturbing wildlife is strictly prohibited.
- Feeding stray animals, including but not limited to cats or birds, is prohibited.
Smoking & Alcohol Policy
- Smoking, including vaping, is not allowed in vacation or cottage rentals, resort restrooms, shower facilities, indoor facilities, common areas, or any outdoor amenities.
- Smoking is allowed on your own site if it does not impact the experience of other guests.
- Alcohol is permitted by adults of legal drinking age if it does not impact the experience of other guests.
- Alcohol must be consumed responsibly and may be restricted in certain areas of the resort.
- Illegal drugs are strictly prohibited.
- Guests or visitors using alcohol or smoking irresponsibly or in a manner that interferes with others may be asked to stop or leave.
Site Safety
- Each site is generally provided with one table and one fire pit if allowed by local regulations.
- Do not burn or leave trash in fire pits, and do not move pits without staff permission.
- All fires must be contained to the pit/ring and are permitted only from 8 am to Midnight.
- Never leave a fire unattended.
- County bans may occur and will be posted at the welcome center.
- Chemicals or toxic materials must remain locked up or safely removed from children or animals.
Dangerous Conditions
- If a resort team member believes an emergency or dangerous condition exists on a guest's site, the resort team may enter the site to remedy the condition or prevent potential harm.
Pets Policy
- Pets may not disturb other guests and must be cleaned up after by their owners.
- Pets must always be on a leash and restrained when not confined inside an RV.
- No pet may be left unattended outside of an RV, even if restrained.
- There is a maximum of two pets per reservation with a $50 non-refundable fee per pet in a vacation or cottage rental.
- Pets are the responsibility of the owner.
- Management may require a disruptive or aggressive pet to be removed from the resort.
- All pets must be up to date on vaccines, with records available upon request.
- Upon check-in, notify the office of your pets if not already added to your reservation.
Garbage & Recycling Policy
- Household garbage and recycling must be put in designated areas.
- Select resorts may offer garbage pickup services.
- Disposal of hazardous waste or large items, such as mattresses, couches, or chairs, is not permitted and should be taken to a local dump facility.
- Additional charges may apply for unapproved disposal of items.
Sewer Hookup
- All sewer hoses must be undamaged and securely connected with a sewer donut at the connection point.
- Sewer hoses must slope downward to prevent clogging or spillage.
- Damaged or leaking hoses must be repaired immediately.
- Guests are responsible for and may be charged for damages caused by sewer hookups.
Electricity Rules
- Site electric pedestals are owned by the resort, and tampering will result in removal without refund.
- Do not overload electric pedestals and use code-compliant, approved outdoor extension cords.
- Connecting electricity to washers and dryers inside private sheds is prohibited.
- Turn off non-essential lights, A/C, and heaters when not in use.
- Dusk-to-Dawn lights must be turned off between stays.
- Electric vehicles may only be charged in designated locations.
Utility Bills
- Guests must pay utility balances due on time.
- Late payments may result in shut off according to local regulations.
Waste Water Rule
- Discharge of wastewater or other toxic/hazardous materials is strictly prohibited.
- Formaldehyde products or other tank cleaning chemicals are not permitted.
Mail & Packages
- Locked postal boxes may be available for long-term guests; additional fees may apply.
- Resorts without full mail services cannot guarantee delivery if sent directly to the resort.
- Seasonally operated resorts have no method of sorting and delivering mail.
- Packages for year-round resorts must be delivered directly to the site.
- Seasonally operated resorts may accept packages at the welcome center on an emergency basis.
- The resort is not responsible for lost or stolen packages/mail.
Speed Limit
- Guests must obey posted speed limits at all times.
- Failure to obey speed limits may result in removal without refund.
Transportation
- Non-motorized skateboards, scooters, roller blades, roller skates, and bicycles are permitted if operated safely and quietly.
- Motorized micro mobility devices may be used by those over 16 with a valid driver's license.
- Drones, motorbikes, hoverboards, and similar motorized recreational items are prohibited.
- UTVs, ATVs, and large terrain vehicles are prohibited except at select locations connected to adjacent trails.
Golf Carts Policy
- Golf cart operators must be at least 16 years old and have a valid driver’s license.
- Golf cart lights must be on after sunset.
- Golf carts must not operate during quiet hours from 11 pm to 8 am.
- Golf carts must be operated responsibly; horseplay, racing, or misuse is prohibited.
- Golf carts are restricted to blacktop or gravel roadways and may not drive through RV sites or restricted areas.
- Operating a golf cart under the influence of alcohol, marijuana, or drugs is strictly prohibited.
- Maximum seating capacity must not be exceeded.
- Operators and passengers must remain seated while the golf cart is in motion.
- Apply the brake and remove the key when the golf cart is not in use.
Bikes Rules
- Bike riders must wear helmets and follow local regulations.
- Bikes must obey the same rules of the road as motor vehicles.
- Lights must be used on the front and back when riding after sunset.
- Use bike locks; the resort is not responsible for lost, stolen, or damaged bicycles.
Fireworks
- Fireworks, sparklers, or any explosive/incendiary devices are prohibited.
- Guests caught with fireworks may be removed without refund.
Firearms & Weapons
- Guests must obey all federal, state, and local laws regarding firearms and weapons.
- Firearms and dangerous weapons are not permitted on resort property except in locked vehicles if legally owned.
- Discharge, use, display, or handling of firearms or similar devices is strictly prohibited and may result in eviction without refund.
Subleasing
- Subleasing, selling, transferring, or granting access to a site, RV, or unit to unregistered persons is prohibited without management approval.
- Applicable fees may apply.
Site Relocation Fees
- A $250 fee applies for relocation of a seasonal/annual guest to a new site.
Presentation Policy
- All units must maintain a clean, well-kept appearance.
- Units 10 years or older require inspection by a manager before entry.
- Exterior lights may not exceed 60 watts and must be directed only at your site.
- Decorations and exterior lights must be UL-certified and approved by management.
Selling Onsite
- Selling personal property onsite is prohibited unless approved by the resort manager.
- Before selling, a Resort Resale Request form must be submitted.
- The resort manager will perform an inspection to approve or deny the transfer.
- A $1000 transfer fee is due during any private sale, payable at the time of sale.
- Units not qualifying for onsite transfer must be removed along with personal items.
Neatness Policy
- Sites and decks must be kept neat; decks may not be used for storage.
- Only furniture intended for outdoor use may be located on sites and decks.
- Tarps, carports, washers, dryers, pools, and similar items are not allowed.
- One RV is permitted per site.
- Boats, cargo trailers, and similar equipment may not be parked on RV sites unless approved.
- Storage areas may be available for an additional fee.
- Guests are responsible for keeping their area free of debris and clutter.
- Violations may result in immediate cleanup, fines, or removal.
Antennas
- Antennas may not exceed 7 feet above a roofline without approval.
- Satellite dishes may not exceed 39 inches in diameter.
- Outdoor reception devices must be inconspicuous and landscaped.
- Devices must not obstruct streets, driveways, intersections, or other guest sites.
- Short-term guests may have freestanding dishes.
Site Modifications
- Short-term guests may not perform construction or site modifications.
- Long-term guests must submit a Site Modification Form and obtain approval prior to construction.
- Construction must comply with local regulations and required permits.
- Contractors must have insurance and approval from management.
- Any permitted deck or screen house must have sewer access.
Maintenance Policy
- Lots must be kept neat and clean.
- Units must be free of mold and dirt, and must maintain skirting.
- Trailers must have intact frames, hitches, and axles.
- Exteriors must be safe, with no large dents, holes, or openings.
- No window A/C units are allowed.
- Guests may be temporarily moved during construction.
- Long-term units are subject to annual exterior inspection.
- Management may enter a unit in an emergency or if abandoned.
Landscaping Policy
- Long-term guests are responsible for mowing, trimming, and weed removal.
- Select resorts may provide mowing for an additional fee.
- Personal belongings must be removed prior to mowing.
- Guests may not remove or plant trees without management approval.
Cleanup Policy
- Personal property should be stored inside for long-term guests.
- Tables, chairs, and fire pits are excluded prior to seasonal departure.
- The resort will dispose of items left outside after departure.
- Utilities must be disconnected and slide-outs closed for the off-season.
Abandoned Property
- Units left on site without a reservation are considered abandoned.
- Owners have 90 days to repair units after damage.
- If not repaired, the resort may consider the unit abandoned and remove it after providing seven days’ written notice.
Washing Vehicles Policy
- Year-round units must be washed at least twice per year.
- Personal automobiles may only be washed in designated areas.
- The resort may clean unkempt units and charge a fee.
Businesses
- Business or commercial activity is prohibited without management approval.
- No advertising signs may be placed on the site.
- Guests may conduct strictly digital or remote business if it does not impact the resort.
- Soliciting on resort property is prohibited without management approval.
- Private garage, yard, or craft sales require management approval.
Public Events
- Management may approve or deny activities or functions.
- Management may attend any gathering as an observer.
Late Payment Fees
- Year-round long-term reservations incur a $50 late fee after the 5th day.
- Seasonal long-term reservations incur a $150 late fee 5 days after seasonal fees are due.
- A $50 fee applies for bounced ACH or returned checks.
Application For Residency
- New guests must register at the resort office before occupying a site.
- Failure to register may result in removal.
- Long-term guests exceeding six months must apply for residency approval.
- Applications may require fees, financial checks, or background checks.
- Approved long-term guests are typically on a month-to-month tenancy.
- Residents must comply with applicable laws.
55+ Resorts
- Certain resorts operate for guests 55 years or older.
- At least 80% of occupied homes must have one occupant 55 years or older.
- Remaining occupants may continue if the percentage is maintained.
- Management may accept new guests under 55 if compliance with the 80% rule is maintained.
- No one under 35 is permitted in these resorts.
Occupancy And Storage Arrangements
- Certain resorts limit guest occupancy to 6 or 7 months per year.
- Unused time may not be carried over or refunded.
- Guests must check in and out with the resort office for arrival and departure.
- Extended occupancy beyond 6 or 7 months incurs additional market rates.
Occupancy Restrictions
- Guests must comply with state and local requirements on length of stay and use restrictions.
Miscellaneous Tenant Protections (Orange City & Arbor Terrace Only)
- Lease terms are for one year unless terminated earlier.
- Tenants have a five-day grace period for rent payment.
- Tenants may cure defaults for nonpayment of rent.
- A minimum 30-day notice is provided for rent increases.
- Minimum 60-day notice is given prior to planned sale or closure.
- Evicted tenants may sell their manufactured home in place within 45 days.
- "For sale" signs may be posted on the manufactured home.
- Manufactured homes may be sold without relocation.
- Subleasing or assignment to a buyer is permitted if the requirements are met.
Liability
- Guests waive claims and liability against Sun Communities, Inc. and affiliates.
- Guests agree to defend, indemnify, and hold harmless the Sun Parties from losses or claims.
- Guests are responsible for the actions and safety of their group.
- Sun Communities may remove any guest subject to lifetime sexual offender registration.
Emergency
- Dial 911 in case of an emergency.
- Guests must comply with all resort staff instructions during an emergency.
Cancellation Policy
MODERATE
If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
