Rules

Registration and Arrival Check-In Procedure - While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision regarding spot placement. General Standards of Conduct - All persons on the premises must conduct themselves in a lawful, respectful, and non-disruptive manner at all times. - Harassment, threats, abusive language, discrimination, excessive noise, or behavior deemed aggressive or inappropriate toward Management, staff, or other guests is strictly prohibited and may result in immediate removal without refund. - Illegal drug use, public intoxication, or possession of controlled substances without a prescription is prohibited. - All federal, state, and local laws, ordinances, and regulations must be followed by Guests and their guests. - Management reserves the right to refuse service or terminate occupancy for any lawful reason. Site Use and Occupancy - Sites are for recreational use only and may not be used as a permanent residence or mailing address. - Subleasing, assignment, or unauthorized occupancy by individuals not listed on the Guest’s registration is prohibited. - Subleasing or assignment of a site is not permitted. - Only those individuals approved by Management may occupy a site. - All site moves must be pre-approved in writing by Management. - Unauthorized movement or occupation of another site is prohibited. - Guests must provide accurate, up-to-date information. - Any misrepresentations or failure to update occupancy details may result in termination. - The use of a site for any illegal activity, nuisance, or purpose that endangers persons or property is grounds for immediate removal. Site Maintenance and Appearance - Guests are responsible for keeping their site clean, orderly, and free from clutter, excessive storage, or disrepair. - Trash must be bagged and deposited in designated dumpsters. - Trash may not be left outside at any time. - A minimum $50 site cleaning fee will be assessed for non-compliance. - Any damage to utility connections, Park property, or landscaping must be reported to Management immediately. - Guests are financially responsible for damages caused by themselves, their guests, children, or pets. - Structures, Fencing, and Property Standards - All exterior additions or modifications to a site—including porches, decks, pavers, outdoor furniture, fire pits, lighting, sheds, steps, awnings, and landscaping features—must receive prior written approval from Management. Fencing is permitted with the following conditions: - Fences must be no taller than thirty-six inches (36") in height. - Fences must be non-permanent in nature, such as decorative garden fencing, vinyl panels, or collapsible barriers that can be easily removed. - Fencing may not exceed the length of the Unit and must not extend width-wise into adjacent sites, setbacks, or common areas. - Fences must not fully enclose the perimeter of the site or interfere with pedestrian or emergency access. - Electric, barbed wire, chain-link, or industrial-grade fencing is prohibited. - Fences must be kept in good condition and free of leaning, breakage, overgrowth, or visual disrepair. - All outdoor furnishings and equipment must be neatly arranged, in good condition, and appropriate for outdoor use. - Tools, toys, bicycles, grills, firewood, recreational equipment, or storage containers must be organized and not scattered across the site or nearby areas. - If items are kept on the beach, they must be stored within ten (10) feet of the back of the guest’s unit. - Items may not be left on or beyond the public-use areas or pathways. - Only outdoor-rated furniture and storage containers may be used outside. - Household furniture such as sofas, recliners, indoor tables, appliances, or shelving units may not be placed outdoors. - Guests may install satellite dishes, lighting fixtures, security cameras, flags, signage, or banners only if such items are securely mounted to their Unit and do not extend into another site or Park property. - Items must be appropriately maintained and may not pose a nuisance, hazard, or obstruction. - Any unauthorized or non-compliant additions, structures, or objects may be removed by Park staff at the Guest's expense. - The display of political materials—including but not limited to political signs, banners, flags, posters, or any other forms of political messaging—is strictly prohibited anywhere on the premises, including within or around a guest’s site, vehicle, or unit. - This rule is enforced in order to maintain a neutral and respectful environment for all guests and visitors. RV and Unit Appearance Standards - All Units must be well-maintained, structurally sound, and kept in safe working condition. - Units older than 15 years require written approval from Management prior to occupancy. Management reserves full discretion to deny entry or require the immediate removal of any Unit that is: - Severely damaged, rusted, deteriorated, or visibly in poor condition; - Improperly set up or appearing unconventional in layout or design; - Deemed by Management to detract from the appearance, safety, or standards of the Park. - Mechanical repairs, bodywork, or maintenance may not be conducted on-site. Beachfront Site Use and Access Policy - Guests assigned to beachfront sites are granted the exclusive right to use the beach area located directly in front of and aligned with the width of their designated Site boundaries. - This beachfront area is considered an extension of the assigned Site and is reserved for the personal use and enjoyment of that Guest and their invitees. - Guests who are not assigned to beachfront sites may pass along the shoreline at the water’s edge for the sole purpose of accessing other parts of the Park. - Stopping, sitting, fishing, playing, or otherwise using the beachfront area in front of another Guest’s Site is strictly prohibited without the express permission of the Guest occupying that Site. - The beachfront area adjacent to each Site is not a shared or public space. - All Guests and invitees must respect the privacy and quiet enjoyment of those occupying waterfront sites. - Designated community beach areas are available in the Park and may be used by all Guests for swimming, fishing, relaxing, and other recreational activities, subject to these Rules and Regulations. - Failure to comply with this policy may result in a warning, loss of access to Park amenities, or termination of occupancy rights in accordance with these Rules and Regulations. Utilities and Service Connections - Guests are responsible for their electricity usage and must establish accounts in their name before move-in. - Management provides water, sewer, and electric service to the point of connection. - Maintenance and repair beyond the point of connection is the responsibility of the Guest. - Guests must take measures to prevent sewer clogs and freezing pipes. - Improper use or damage to the service lines is the Guest’s financial responsibility. - Management reserves the right to pass through utility costs and apply administrative fees as needed. - Digging or ground penetration is prohibited due to the presence of underground utilities. - Unsafe or unauthorized connections may result in immediate disconnection without notice. Vehicles and Traffic - No more than two vehicles are allowed per site unless otherwise approved by Management. - All vehicles must be operational, insured, and properly registered. - The speed limit in the Park is 5 MPH and must be strictly followed at all times. - Off-road vehicles, ATVs, motorized scooters, or similar recreational vehicles are prohibited on Park roads. - Vehicle repairs, oil changes, or maintenance activities are prohibited anywhere on Park property. Noise and Safety - Quiet hours are from 10:00 PM to 8:00 AM. At all other times, noise must remain at a level that does not disturb neighboring guests. - All noise, including music and conversations, must be kept at a reasonable level at all times to avoid disturbing others. - The use of fireworks, firearms, weapons, or explosives is strictly prohibited. Campfires and Grilling - Fires are allowed only in designated fire rings or fire pits. - Fires must be attended at all times and fully extinguished before leaving the area or retiring for the night. - Portable grills are permitted but must be operated safely and kept away from flammable materials. - Open flames under awnings or within proximity to propane tanks are prohibited. Guests and Invitees - Invitees of Guests are welcome and do not need to register with the office, regardless of whether they stay overnight. - Guests are fully responsible for the conduct of their invitees and any damages or violations that occur. - Invitees must comply with all Park Rules. Guests are financially and legally responsible for the conduct of their invitees. Pets - Management may deny or revoke permission for any pet that exhibits aggression, causes disturbances, lacks proper vaccinations, or otherwise poses a risk. - All pets must be leashed or in a carrier when outside. Unattended pets are not permitted on-site or inside Units. - Guests must clean up after their pets immediately. - Failure to do so may result in loss of pet privileges. - Proof of rabies and other vaccinations must be provided upon request. - Management reserves the right to require the removal of a pet following a single incident of aggression, noise complaints, or failure to comply with these rules. - Repeated failure to clean up after pets may result in immediate removal of the pet or termination of Guest occupancy. Emergencies and Park Access - For emergencies, dial 911 immediately. - Management may enter the Site without prior notice in the event of emergencies, safety concerns, or to inspect utility connections. - Park staff may inspect common areas to enforce rules and respond to complaints, including those related to drug activity or other violations. Photography and Media Use - Entrance to the Park constitutes consent to photography and filming. - Management may use such media for promotional or commercial purposes without compensation. Enforcement and Termination - Violation of any Rule or Regulation may result in immediate removal from the Park at the sole discretion of Management. - Refunds will not be provided. - Repeated violations or failure to correct noncompliance may result in permanent termination of occupancy rights. - Guests are responsible for all unpaid charges, damages, and legal fees associated with violations. - Guests who fail to vacate upon termination may be considered trespassers under local law and subject to legal action. Amendments - These Rules and Regulations may be amended by Management at any time. - Thirty (30) days’ notice will be provided to current occupants when changes are made. - A current copy of these Rules and Regulations is available at the Park office and may be requested at any time, as well as posted online at www.fisherscovervpark.com

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
