Oak Fern RV Park in Fletcher, North Carolina, is a 55-plus community offering four full-hookup back-in RV sites across 3.5 acres, with 20, 30, and 50-amp service and rigs accepted to 45 feet. A single back-in category means every resident gets the same spec, in the French Broad River valley south of Asheville.
Four back-in sites carry water, sewer, and electric on 20, 30, and 50-amp with site WiFi, sized to 45 feet, with fire pits and picnic tables. The 55-plus designation sets the tone — this is a quiet residential community rather than a transient park, and at four sites you know your neighbors. Pets are welcome.
One safety note the park provides: if you need to call 911 and time allows, notify the office as well so Fletcher Police and Fire can be directed to the right site.
The amenity set is deliberately minimal, which keeps rates workable in an expensive corridor and suits guests who came for what surrounds the property.
Henderson County sits at the southern edge of the Asheville metro, where the French Broad valley opens between the Blue Ridge and the Balsam Range. Sierra Nevada's Asheville campus is less than three miles away, downtown Asheville and the Biltmore Estate are 20 to 30 minutes north, Hendersonville's apple country and downtown are just south, and the Blue Ridge Parkway is close.
Fall foliage drives the sharpest demand around Asheville and fills the region. Reserve well ahead for October, with spring and summer considerably easier.

- If you observe any activity you believe to be of concern, call (828)768-5225 /(828)768-5857 24 hours a day. (No soliciting is allowed.)
Bears in the Area Warning
- We do have black bears that roam in our area at times so do not leave food out and any garbage much be disposed of in secured trash bags and placed in the green garbage cans located at each lot.

- Located in the heart of Fletcher on 3 1/2 acres just 20-30 minutes to all the must-see destinations: Pisgah National Forest, Biltmore Estate, downtown Asheville, Chimney Rock, Hendersonville; less than 3 miles from Sierra Nevada Brewery.

- Owners live on the property as well.

Check-In Procedure
- Check-In: 1 pm
- Check-Out: 11 am
- Please call us and we will direct you to your site.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Alcoholic Beverages and Illegal Substances Policy
- No illegal drug use or illegal activity permitted.
- Alcohol consumption is allowed at your site only.
Smoking Policy
- Please note “NO SMOKING” pertains to the entire park.
- No smoking or any tobacco products are permitted outside of the RV.
Pet Policy
- All pets must be registered at the office.
- Maximum of 1 pet per site.
- Pet rules will be issued, and compliance is mandatory.
- Remember cats are pets too, and the rules apply to them.
- They are not to be let out to run loose.
- The following breeds are NOT allowed in the park: Doberman Pinschers, Pit Bulls, Pit Bull Mixes, and Rottweilers.
- Pets must always be on a leash with the owner when outdoors.
- Pets cannot be tied outside and left unattended.
- Guests must pick up after their pets.
- No aggressive breeds allowed on the premises.
- Dogs weighing over 50 pounds are also not permitted.
- Dogs must always be kept on a leash when in public areas.
Camp Sites Policy
- Each site is limited to one (1) RV and one (1) vehicle.
- If there is room on your site, you may park an additional vehicle if it does not stick out beyond your site area.
Vehicles Policy
- The RV must be well-maintained and in excellent overall condition.
- Vehicles must be well maintained (no oil leaks) and operate safely.
- Inoperable or unlicensed vehicles are not permitted.
Speed Limit
- The speed limit in the park is 5 MPH (miles per hour).
Parking Policy
- Vehicles are to be parked only in the space intended.
- The common areas are not for parking.
Quiet Time
- Quiet Time: 10:00pm until 8:00 am.
- All vehicular noise is to be kept to a minimum.
- Please be mindful of your neighbors when warming your diesel engines — they can be very loud.
Motor Vehicles Policy
- Recreational use of motorized bikes, motorcycles, or ATVs within the park is not permitted.
Sewer Gaskets/Seals Policy
- We require the use of sewer gaskets/seals.
- Sewer hoses should be raised off the ground.
- We have septic tanks in the park so we require tanks to arrive empty.
- If you need a place to dump your grey or black water tank before arrival the closest station is located at Camping World of Asheville (2.8 miles from our park located at 2918 N Rugby Rd, Hendersonville, NC 28791) arrival with an empty tank then allows hookup to the park’s septic system.
Waste Policy
- Green Garbage Receptacles: Garbage cans can only contain sealed trash bags.
- Do not throw unbagged trash directly in the trash can. Not only does it attract bears, but the local town ordinance also requires all trash to be bagged.
- Blue Recycling Receptacles: Recycling pickup is available- all items for recycling must be rinsed and placed in the designated blue Receptacles.
Cancellation Policy
Campground Cancellation Policy
- 100% refund until 7 days prior to check-in. 50% percent refund 3 days prior, then 2 days prior the reservation is no longer refundable.
- All refund calculations exclude the RoverPass service fees and credit card processing, which are non-refundable.
RoverPass Cancellation Policy
- The platform and processing fees are non-refundable.
- Spot2Nite convenience fees are non-refundable.
