Eleven sites run in back-in and pull-through categories, both carrying water, sewer, and electric on 20, 30, and 50-amp with site WiFi, sized to 80 feet, with fire pits and picnic tables. Two straightforward categories keep booking simple, and 80 feet accommodates the longest coaches with a tow — genuinely generous for mountain terrain, where most properties cap far lower. Every site carries the full amp range, so any rig plugs in without an adapter.
The amenity set is deliberately minimal, and that is the right call here. Guests come for what surrounds the property rather than for programming, and the pricing reflects it. Pets are welcome.
The Roan Highlands are one of the most extraordinary alpine landscapes in the eastern United States — a series of grassy balds running along the Tennessee-North Carolina line above 6,000 feet, with open meadow views that exist nowhere else in the Appalachians. The Appalachian Trail crosses the ridge here, and the stretch over Round Bald, Jane Bald, and Grassy Ridge is widely considered among the finest miles on the entire trail. Roan Mountain's rhododendron gardens bloom in mid-June and draw visitors from across the region, with Roan Mountain State Park close and Boone and Johnson City within reach.
Summer rhododendron season and fall foliage drive the sharpest demand. Reserve well ahead for mid-June and for October.

Relatively new campground. Host is very friendly and clearly a hard worker. Only one bath/shower building that is up a steep hill, which is hard to climb if your down at the entrance sites, especially if you're older or with any physical impairments. Rules
Check-In Procedure
- Come to the office and we will direct you to your site.
- Check-In: 2 pm - Flexible
- Check-Out: 11 am
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Management Policy
- For long-term reservations, your rent is due the 1st of each month and will be late after the 5th. If your rent payment is late, there will be a $50.00 fee attached to your payment.
- No one may stay in our campground longer than 6 months at a time without leaving.
- You understand that this agreement expires 6 months after it originates.
- We feel it is UNSAFE to have a site in use for longer than 6 months without doing proper maintenance.
- All utilities will be disconnected at the 6 months period. WE RESERVE THE RIGHT TO DO PROPER MAINTENANCE AT ANY TIME.
- Management reserves the right to refuse entry to anyone for any reason necessary and evict those who do not comply with the rules.
- Management and the owners are not responsible for any loss of property, damage, accidents, or injury for any reason including fire, theft, or acts of nature.
- Management reserves the right to seek compensation for any destruction of SHRV&C property.
Site Policy
- No renovations, construction, underpinning, or building of any structures are permitted on campground property (unless approved by management).
- Your site must be kept clean and neat at all times.
- This includes the areas underneath your RV.
- No alcoholic beverages.
- No ropes, chains, wires, strings, lights, etc may be tied to any campground items including trees, rocks, etc.
Vehicle Policy
- Any additional vehicles, boats, trailers, motorcycles, etc, must be listed with your paperwork and may be stored in a designated location at a fee of $50 per month.
- RV or vehicle washing is not allowed.
Tent Policy
- One RV or tent is permitted per site unless approved.
Campground Amenities
- Campsites are gravel with 30 and 50-amp service with sewer, water, fire ring, picnic table, and sanitation disposal.
- We also have WiFi.
Campfires Policy
- Campfires are permitted, but please only use designated areas.
- DO NOT burn or discard trash in fire pits.
Pet Policy
- No animals are to be tied up for a period long enough to kill grass or trees.
- All droppings are to be picked up and disposed of properly, this includes cat litter.
- Droppings must be placed in bags and disposed of in the dumpster.
- Dogs or cats may not be allowed to run free.
Firearms and Fireworks Policy
- Display of firearms is prohibited.
- No fireworks of any kind.
Trash Policy
- Trash may be disposed of in our dumpster.
Speed Limit
- For your safety & ours, PLEASE KEEP DRIVING SPEEDS TO 10MPH OR BELOW.
Quiet Time
- QUIET TIME IS 10 pm to 8 am.
Cancellation Policy
Campground Cancellation Policy
- 100% refund until 7 days prior to check-in.
- 50% percent refund 3 days prior, then 2 days prior the reservation is no longer refundable.
RoverPass Cancellation Policy
- The platform and processing fees are non-refundable.
