Rules

Registration and Arrival Check-In Procedure - Check-in Time: 2 p.m. - Check-Out Time: 12 p.m. - Early check-in is not permitted under normal circumstances, but if your site is available, we may make exceptions. - If you're early, there is normally room to park at the public boat ramp just feet from the park. - You do not need to contact the office to check out. - While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision regarding spot placement. Late Fees - Utilities: $10 after the 5th of each month. - If, after 2 weeks, you have not paid, an additional $10 will be charged and repeated until paid. - Rent: $20 after the 5th of each month. - If, after 2 weeks, you have not paid, an additional $20 will be charged and repeated until paid. Contacting Management - Please do not come to the office or call the park phone before 7:30 am or after 5:30 pm. - In case of emergency, contact the park phone via call. If unanswered, please send a text. - Do not contact Trey (CEO). - Please only call Park Manager Kelcie. Site Changes - You have been assigned a specific site. If you wish to move, please check with the office or management team. - Due to reservations and maintenance, moving may not be possible. Fire Safety - Open fires are not allowed in our park. - Fires must be contained in a firepit or designated fire ring. - If charcoal is left on the ground or gravel and not cleaned, a cleanup fee will be charged. Parking - Do not park your vehicle, trailer, or boat in an adjacent site. - Use of more than one site will result in additional charges. Storage - Storage is allowed around your RV, but must be kept neat and tidy. Park Navigation & Office Access - Please be respectful of your neighbors and do not walk between sites when navigating the park. - Use the main road and designated public paths to walk around the campground. - When walking to the office, do not walk through the shop; use the designated office door. - If the park manager or CEO is not in, please do not distract workers—exit and text the park phone with your request. Rugs - Rugs larger than 3’ x 2’ are not allowed, as they kill the grass and affect the site's appearance. Pet Policies Leash & Control - Pets must be kept on a leash at all times to ensure safety for all guests and animals. Building Restrictions - Pets are not allowed inside any buildings. - Do not tie pets to posts, trees, or doors. Deposits & Limits - $45 per pet; maximum of two pets per site. Cleanup - Owners must clean up after their pets at all times. - Pets must not deposit waste in other guests’ sites or the gravel driveway. - Failure to clean up may result in a fee. Unattended Pets - Pets may not be left unattended in the park. - Do not tie pets to trees and leave them. - Unattended pets or those found without a leash or collar may be turned over to the SPCA or the county. Vehicle Policies Speed Limit - Park speed limit is 5 MPH. - Exceeding this limit will result in warnings and possible removal from the park. - Safety is the top priority for guests, children, and pets. Parking Policy - Stay within your designated area; do not block driveways or other sites. - Each site generally accommodates one RV and up to two personal vehicles. - Parking on grass or in unregistered sites is not permitted. Electrical - Notify the office of any electrical issues. - Guests may not diagnose or repair electrical pedestals for safety and insurance reasons. Quiet Hours - Quiet time is 10 PM to 7 AM. - Loud music or noise will result in one warning; continued disturbance may lead to eviction without refund. Trash Disposal - Use the dumpster provided on-site. - Tie bags closed before disposal, and do not leave trash outside. - Visitors are not allowed to use the dumpster. - Break down boxes before placing them in the dumpster. - Do not dispose of oil, furniture, mattresses, or hazardous waste. Children Policy - Children under 14 must be supervised by an adult at all times. - No horseplay, diving into the river, or riding bicycles on the main entrance road. Clotheslines - Clotheslines are not permitted in the park. Fireworks & Firearms - Fireworks, explosives, and firearms (including BB and pellet guns) are strictly prohibited. Repairs - RV and vehicle repairs are allowed only if cleaned up afterward. - Leaving trash will result in a fee. Safety & Emergencies - In case of emergency, dial 911. - Monthly guests must complete an emergency contact form (kept private). - Report any concerning activity by calling or texting (979) 529-1516 at any time. - No soliciting is allowed. Dock & Pier Policies - Tenants must accompany their guests at all times when at the dock or pier. - Pick up all trash; do not allow debris in the river. - No vehicles are allowed near the docks. - Golf carts and bikes are permitted, but not between T-posts due to the septic system. General Resort Rules - Tenants and guests are responsible for any damage or injury caused by themselves, children, or pets. - The resort is not responsible for injury, loss, or theft of personal property. - We reserve the right to evict any person(s) who do not comply with park rules. - All guests and visitors must register upon arrival. - RVs and trailers must be in good working order and appearance. - Tent camping is permitted only in designated areas. - Maximum capacity: 5 people per site. - Visitors are welcome 9 AM–10 PM, but must register. - One RV, one vehicle, and one trailer/UTV/golf cart per site unless approved otherwise. - Keep sites neat and clean; dispose of trash properly. - Washing RVs or vehicles on the property is prohibited. - No drones or remote-controlled machines permitted. - Henry’s Hideout is in a natural habitat area; supervise pets and children at all times. Safety - Use of firearms, archery, paintball, slingshots, or airguns is prohibited. - Illegal drugs and obnoxious behavior are prohibited. - Speed limit is 5 MPH; motorcycles must travel at idle speed. - Do not block roads or park outside designated spaces. - Vandalism will result in eviction. - Children are not allowed on the dock/pier without parental supervision. Security - Management is not responsible for lost, stolen, or damaged items. - Report any issues to the office immediately. - The resort complies with all state, county, and local laws. Quiet Hours (Reinforced) - Quiet hours are from 10 PM to 7 AM. - Please be courteous to others. - Loud or disruptive behavior will result in eviction without refund. - Violence toward guests or staff results in immediate eviction. Pet Policy - Management may refuse service to pets deemed unsafe or disruptive. - Pets must be leashed and under control at all times (limit: two per site). - No exotic or oversized pets allowed. - Pets may not be left unattended. - Guests must clean up after their pets and carry vaccination proof. - Pets are not allowed inside buildings. - Resort is not responsible for pet-related injuries or damages. - Service animals are welcome without documentation.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
