Check-In Procedure
- Check-in time: 2:00 p.m.
- Check-out time: 11:00 a.m.
- There is a maximum of four (4) residents per site.
- Our standard fee is based on two adults and two children (under the age of 18 years).
- See current rates for additional person charge.
- Full payment is required at the time of reservation for daily and weekly guests.
- No refunds for early departure.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
No Deposit
- No deposit required for monthly reservations.
Electricity Usage
- Daily, Weekly, and Monthly RV lot fees include electricity and we ask to help conserve energy and maintain fair pricing for all guests, that you use electricity responsibly.
- Please ensure that electrical outlets and appliances are turned off when not in use, and avoid excessive energy consumption.
- This will help us keep costs reasonable for everyone.
Payment and Fees
- Monthly Resident Fee is due on the 1st day of each month.
- A late fee of $50 will be assessed on the 5th day if payment has not been received.
- A two-week move-out notice is required for all monthly rentals.
- There is a $35 fee charged for returned checks.
- A cashier's check or money order will be immediately required to recover the amount of the returned check, $35 fee, and any other late fees applied to the account.
- If a check is returned, personal checks will no longer be accepted for future payments.
Resident Data
- A Resident Data Form must be completed for all residents and on file with park management.
Background Check
- Background check required for adults over the age of 18 years old.
Visitors
- Guests are responsible for registering and paying the required "Visitor Fee" for any visitors they host.
- All visitors are the sole responsibility of the registered guest and must adhere to the same rules and regulations of the park.
- Sites cannot be rented to third parties at any time.
Parking and Vehicles
- Two (2) vehicle limit on each site, plus your RV.
- All Vehicles must be registered with management.
- Overflow or Guest parking is available for temporary use at the front office.
- All vehicles, including RVs, must have current registration, inspection, and license plates.
- All vehicles must be in operational condition.
- Vehicles may not protrude from the RV site into the row of traffic.
- No type of mechanical repair, whether to a vehicle or an RV, is allowed.
- Parking in vacant RV sites will result in being charged the daily rate and/or the vehicle being towed.
- No parking on the grass.
- Semi-trucks, 3 wheelers, 4 wheelers, and boats are not allowed in the park.
Speed Limit
- Speed limit in the park is 5 mph.
- Parking is allowed in designated parking areas only.
Rigs
- We reserve the right to refuse service to any rig based on its appearance and/or condition.
- Proper leveling blocks are to be used to level a rig.
- Steps should be the right size for your rig, and not hand-made.
- Pressure regulators are recommended for your water connection.
- It is mandatory that your sewer and/or gray water hose be kept in an accordion and have a sewer connection (sewer collar/donut) attached to prevent sewer gases from escaping.
- Tank is to be kept closed, unless dumping.
Open Flames
- No open flames or fireplaces, such as chimineas, open fire pits (small personal charcoal or gas grills are allowed on the gravel or pad).
Site Appearance
- Outdoor items should be neat and orderly.
- Mats and satellite dishes should be kept on your pad or gravel.
- No clotheslines are permitted.
- No storage containers are allowed on your site, unless they are under the rig and maintained in a neat appearance.
- No A/C window units are allowed.
- All cords, cables, and hoses should be bundled.
- No light-duty extension cords allowed.
- Ladders are to be attached to rigs.
- Skirting is not allowed
- No swimming pools or trampolines are allowed on your site.
- Holiday decorations must be removed within two (2) weeks of the holiday.
Trash
- Trash should be deposited in the dumpster on site.
- Please bag all trash items before taking them to the dumpster.
Cigarette Butts
- Please put all cigarette butts in the proper container.
Pets
- All pets/animals are to be on a leash in the owner's hand at all times while outside the rig.
- Animals are not to be left unattended outside the RV.
- Clean up after your pet/animal on your lot and while walking.
- Constant or frequent barking will result in you being asked to leave.
- There is a 3 pet limit.
- 1 pet standard, each additional pet charged per current mgmt. policy.
- Must notify management of the number of pets.
- Assistance animals, regardless of breed, are permitted with approval.
- All animals must be screened prior to move-in.
- A Pet/Animal Assistance Agreement must be completed and on file with park management.
- Guests must be responsible for their pets and pick up after them.
- No pets allowed in the office, laundry room, or shower facility area.
- Pets are required to be on leash at all times.
- Absolutely no pets are to be left unattended outside.
- Absolutely no aggressive dogs.
Quiet Hours
- Quiet hours are from 10:00 pm -7:00 am.
- Loud noise and/or music coming from our lot, RV, or car while driving in the community, at any time, may be subject to a fine.
- You may not assign or sublet your site.
Extension
- We do not guarantee the same site if you choose to extend.
- Check with management for possible extension.
Security Deposits
- Security deposits are collected against default and damage to the site, and will be returned within 30 days of departure with a cleaned lot and all accounts current.
Septic System Guidelines
- We are on a septic system.
- Do not flush paper towels, diapers, baby wipes, feminine products, condoms, needles, food, grease, or anything other than RV-safe toilet paper.
Alcohol
- No alcoholic beverage drinking is permitted outside the resident's RV.
Prohibited
- Discharging or displaying firearms, paintball, B-B, pellet, air guns, slingshots, or any other type of weapon is prohibited.
- Fireworks, discharge of firearms, abusive language, disruptive noise, or conduct of any kind are all strictly prohibited.
Vehicle Washing
- We are on a year-round water conservation program.
- Please do not wash campers or vehicles, or waste water at any time.
Guests Etiquette
- Guests will be held liable for any damage to buildings, grounds, lots, water, septic area, or electric meters if damage is due to their or their guest's/visitor's/children's negligence.
- Onerous, noxious, or offensive activity, excessive noise, abusive language, interference with other tenants, disturbing the peace, and willful or careless destruction of property in any manner will be cause for eviction.
- If law enforcement authorities are called for a disturbance at your site for any reason, you will be required to vacate the park immediately.
- Use common sense.
- Guests choosing to disregard or ignore these rules may be asked to leave the park and forfeit any or all advanced payments.
- We reserve the right to refuse service to anyone.
Guest Relationship Policy
- By law, Fulsher RV Park is a service-oriented business and therefore does not have a tenant/landlord relationship with any daily/weekly/monthly guests.
Changes to Rules and Rates
- Owner reserves the right to change the rules and rates without notice.
Children
- Children are the parents’ responsibility.
- Children under 13 must be accompanied by a parent at all times.
Smoking
- No smoking in the office, laundry room, shower facility, pool area, or pavilion.
- Please discard all smoking paraphernalia properly.
Insurance
- All RVs and vehicles must carry insurance that meets or exceeds the state’s minimum requirements.
Liability & Conduct Policy
- Fulshear RV Park is not responsible for any injuries, accidents, or damages involving guests, their children, or their visitors.
- Guests are fully liable for any damage caused to buildings, grounds, lots, water, septic areas, or electric meters as a result of their actions or the actions of their children, visitors, or guests.
- Any activity that is disruptive, offensive, or dangerous—such as excessive noise, abusive language, interference with other tenants, or willful or negligent destruction of property—will result in immediate eviction and potential legal action.
- At Fulshear RV Park, we want our guests to feel comfortable and safe and to enjoy their stay.

- Management assumes no responsibility for accidents, injuries, or loss from any cause.
- Fulshear RV Park will not tolerate any Onerous, obnoxious, or offensive activity of any sort that could interrupt and/or adversely affect the enjoyment of other parties utilizing our facilities.
- Trailers, boats, and other recreational vehicles are not permitted to be parked on the property, and empty RV sites shall not be used for parking of any kind.
- In the event of such onerous, obnoxious, or offensive activity or violation of park rules, in the judgment of management, the parties responsible for such activities will be required to leave the park immediately, without a refund.

Theft of Service Law
- According to Texas Penal Code Section 31:04 (b), any guest who leaves without paying for site services or who refuses to pay for site services when due is subject to criminal prosecution.
- We are providing service hook-ups for your RV.
- We require full payment in advance and will prosecute any violation under “The Theft of Services Law”.
Cancellation Policy
MODERATE
If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
