Rules

Registrations and Arrival Check-In Procedure - While each park attempts to accommodate your exact spot request, the onsite manager has the ultimate decision for spot placement. Speed Limit - The park speed limit is 10 mph. Parking - You may park in designated areas only. - Only one vehicle is allowed at each RV site. - Guest parking is available. - Fire lane must stay open. Sewer - A sewer hose “donut” or “L” connector is required. - No feminine products or wipes of any kind are to be disposed of in the sewer system, including your RV. Pet Policy - Pets must be on a leash at all times. - You must clean up after your pet. - Cleaning up after your pet is your responsibility. - Pets are not allowed in buildings. - No loud or vicious pets are allowed. - Pets must have current vaccinations. - Only two dogs, 25 lbs or less per RV, are permitted. - Dogs over 25 lbs are only allowed at the discretion of management. Dogs - The user may have no more than two dogs, each weighing 25 pounds or less, at their RV site. - Dogs must be on a leash at all times when outside the RV. - The user is solely responsible for cleaning up after their dogs. Restrooms and Showers - Please help us keep our restrooms and showers neat and clean. - Report any problems immediately. Smoking and Vaping - No smoking, vaping, or pets are allowed in buildings, laundromats, or restrooms. Workout Area - The workout area is for long-term guests only. - Guests must be at least 18 years old to use the workout area. Fires and Firearms - No campfires or outside fires are allowed. - Grills are permissible. - No discharge of firearms or fireworks is permitted. - Violation will result in automatic eviction. Quiet Hours - Quiet hours are from 10 p.m. to 6 a.m. - If authorities must be notified one time for a disturbance at your site, you will be required to leave. Trash and Cleanliness - Dispose of your trash daily. - No furniture or large items are allowed in trash bins. - Boxes must be broken down. - Do not leave trash outside your unit overnight. - When leaving the park, please keep your site clean. - Anything left behind will result in a $100 charge. - Your site must be kept litter-free, including cigarette butts. - No outside storage is allowed. - Do not let items accumulate under or around your unit. Yard and Landscaping - No fences, underpinning, or rock stacking are allowed at campsites. - No decks or clotheslines are permitted. - You must keep the area clear for mowing. - Cutting trees and removing plants are prohibited. Water and Waste - The campground participates in a year-round water conservation program. - Do not waste water. - No cooking grease of any kind is allowed in sinks. Vehicles and Repairs - Do not wash campers or vehicles on the premises. - No vehicle repairs are allowed on the premises. Damages and Liability - Damage caused by you, your family, your guests, or your pets is your responsibility. - Owners or managers are not responsible for any injury to guests or pets, or for theft or damage to guest property. Payments and Fees - Returned checks will incur a $35 fee. - Cash, cashier’s check, or money order will be immediately required to recover the returned check. - Personal checks will not be accepted for any future payments. Site Use - You may not assign or sublet your site. - You are being provided services under a site service arrangement. - You are not under a landlord or tenant arrangement. - Theft of services applies. Occupancy - Only two adults per camper are allowed for long-term stays. - RVs older than 20 years must have manager approval. Rates and Payments - Site fees and any other payments, including utilities, are due on the first of each month of the site service arrangement. - You will be charged a full day’s rate for each past due day. - No partial payments will be accepted. - A full-month stay is required to get the discounted rate. - If you do not stay the full month or leave early, your rate reverts to $65 per day. - A $200 non-refundable site lock fee (cash or check, paid at the office only) reserves a site for up to one year and each year after. - No prorates will be issued for long-term or special rates. RV Site - Green Deer Properties RV Park (“Campground”) provides services for the RV site operated by Green Deer Properties, LLC, Highway 377, Stephenville, Texas. - The Campground has the right, upon twenty-four hours’ notice, to relocate the user to a substantially equivalent lot at the property. Park Rates, Other Charges, and Late Fees - The user must pay Green Deer Properties in full for the term agreed upon by both parties, whether monthly, weekly, or daily. - Fees shall be paid in advance and without demand, beginning on the effective date. - All payments are due and payable to the Campground at the provided address. - The fee amount may be increased by giving advance notice to the user. - The user shall also pay the Campground all electrical power charges used in connection with the RV site. - A $25 late fee plus $10 per day past the due date will be charged if the total amount due is not received by the due date. - Partial payments of fees or other charges will not be accepted. Security Deposit - Before or upon execution, the user will pay a security deposit to the Campground. - No interest or income will be paid to the user on the security deposit. - The Campground may place the deposit in an interest-bearing or income-producing account. - Any interest or income earned will belong to the Campground. Electricity Allowance - The user will have an electrical power allowance of $120 per month. - Any usage above $120 per month (“Overage”) will be the responsibility of the user. - The user must pay the overage to the Campground immediately upon notice. Electrical Deposit - Upon the effective date, the user must pay the Campground $100 for electrical power use at the RV site. - The electrical deposit will be refunded upon termination or expiration, provided the user has not committed any acts of default and has fulfilled all provisions, including payment obligations. Policies and Procedures - Users, guests, invitees, and all occupants must comply with the written policies and procedures provided by the Campground. - The user must comply with all state and federal laws, rules, ordinances, and regulations applicable to the property. Early Termination - The Campground may recover damages for early termination equal to all fees and other amounts owed for the remainder of the term. Vehicle Policy - The user may not have more than one vehicle parked at the RV site. - No trailers may be parked in the Campground. Connections - The user must use a 4-inch adapter on the sewer hookups at the Campground. - The user is not allowed to use a “Y” hose connection on the fresh water hookups. - The user is required to use a surge protector and a water pressure adapter on their RV. Storage Units - The user may not have any outdoor storage units at their RV site. Abandonment - If the user abandons their RV or vehicle at the Campground, the Campground will not be held liable for the chosen method of disposal, including removal, repossession, or sale. Assignment - The user shall not assign or sublet the RV site to any person or persons. No Liability and Hold Harmless - The user, being of lawful age, releases and discharges the Campground and its employees from any claims, actions, or rights of action for bodily injury, death, or property damage arising from use of the Campground, whether caused by negligence or otherwise. Theft Of Service Law - Pursuant to Texas Penal Code §31.04(b)(1), any guest who leaves the Campground without paying or refuses to pay for site services is presumed to have acted with intent to avoid payment and commits theft of service. - The Campground will prosecute any person who commits theft of service. - Full payment is required in advance for all services. Hold Harmless - Customers shall indemnify and hold the owner harmless from and against all claims, demands, costs, and expenses, including reasonable attorney’s fees, arising from any damages or injuries caused by fire, water, wind, civil strife, acts of God, or the actions or inactions of the owner, customer, or their guests. General Policies - Management reserves the right to refuse service for any reason. - If you fail to comply with any rule, you must leave the RV park.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
