Timberline Glamping at Williamsburg delivers a premium glamping near Williamsburg VA experience inside Chickahominy Riverfront Park — a 140-acre James City County park on the banks of the Chickahominy River, just minutes from the most historically significant triangle of landscape in the country. For travelers who want a uniquely comfortable outdoor stay alongside Colonial Williamsburg, Jamestown, and Yorktown without sacrificing modern amenities, Timberline Glamping provides the ideal answer. Fully furnished Safari Tents accommodate families and groups in genuine style, configured as two double beds or a king with two sets of bunk beds. Each tent comes with a mini fridge, coffee maker, air conditioning and heating, and a ceiling fan — amenities that make the word "camping" something of an understatement. A hammock, wood fire ring with cooking grate, picnic table, and two outdoor chairs complete the tent's outdoor living space. Bathhouses with modern restrooms and showers are a short walk away, and two outdoor swimming pools provide a social gathering space for guests of every age. A small store, boat ramp, fishing pier, and direct access to the Virginia Capital Trail for cycling and walking round out the on-site amenities. Pets are welcome. The inside of your tent will include: - Floor - Rugs - Beds - Lamps - Bed linens - Chairs - Heating & A/C unit (depending on the weather) - Electricity outlets for charging your device - Keurig coffee maker with (4) K-Cup pods & (2) Timberline Glamping coffee mugs (available for purchase) - Mini fridge The outside of your tent will have: - A large gravel site - (2) Hammocks - Charcoal grill with cooking grate - Wood fire pit - Picnic table - String lights What should I bring? - Clothing - Towels (Beach Towels & Bath Towels) - Shampoo, Conditioner, and body wash will be provided in the tents with ensuite bathrooms - Lighters or Matches (if you plan on having a fire) - Food and anything needed for food preparation (including but not limited to paper plates, utensils, grilling equipment, paper towels, cooler with ice, pots, and pans) - Drinks/drinking water (We supply four Timberline Glamping Co. coffee pods) - Your favorite people. - Flashlights or lanterns for any walks away from the site. - Firewood and fire starters (Both Firewood and Firestarter can be added to your stay and be waiting for you when you arrive at your site) - Sunscreen - A good book - Your favorite family game or a deck of cards. - Hiking shoes What time can I check in? - You may check in to your glamping site at 3 pm. Check-out time is 10:00 am. What's the bathroom situation? - We have a wonderful bathhouse with restrooms, showers, and laundry just a very short walk from our sites (maintained by the staff at the park) What is your cancellation policy? - INDIVIDUAL RESERVATION POLICIES - Cancellation policy without insurance for individual reservations: - We offer a 95% refund of your total reservation if canceled prior to (14) days to the date of your check-in. - Reservations are non-refundable or transferable to a new date after 14 days prior to the date of your check-in. You can instead gift your standing reservation to a friend or family member. - All cancellations must be submitted in writing via email to [email protected]. Phone cancellations will not be accepted. - If Timberline Glamping Travel Insurance is not purchased, we do not cancel and refund reservations due to rain, thunderstorms, or illnesses. - Timberline Glamping Co. has multiple locations, each one owned and operated on separate booking systems, so it is not as simple as moving a reservation at the click of a button. If you would like to move your reservation to a new property just write us and let us know. There will be a 5% fee assessed to move your reservation. - Low-cost cancellation policy and what it covers for individual reservations: - We recommend protecting your trip at the time of your booking by adding Timberline Glamping Travel Insurance. - Timberline Glamping Travel Insurance protects your trip in case of inclement weather or any illnesses that might arise. - You may add Timberline Glamping Travel Insurance later as long as it is still more than (14) days from your reservation. Glamping...is it still camping? - We find it is better to properly set the expectations for everyone before they come to Glamping. - You will have a very comfortable bed with proper linens. You will have places to sit, places to eat, and places to charge your phone. You will still be able to wake up and have a fresh cup of coffee from a Keurig Coffee Maker. - We do provide heaters in the winter and air conditioners in the summer, but remember this is a tent with a canvas exterior. - The heating and cooling will be just enough to take the edge off, but will not have the same effect as a home. - In the summer months, we recommend keeping the doors and windows closed during the day and the canvas doors open at night to let the summer breeze in. In colder weather, it is important to bring warm clothing. - Most Importantly, you will have a chance to re-imagine the world around you as you make special memories with family and friends. Do you allow dogs? - We love our furry Glampers! Just add the pet fee for each pet in the add-on section at checkout or send us an email letting us know ahead of time and we will get that added. - We just ask that you do not leave your pet alone in the tents at any time unless properly created. You are financially responsible for any damage that is done to our accommodations by your pets. What happens if it rains? - Sometimes it rains. All of our tents are waterproof and have additional rain guards to ensure you still have an enjoyable experience. In fact, we have been told by guests that experiencing rain in our glamping tents is a great experience. - We do not cancel reservations due to rain, thunderstorms, or illnesses. - We do recommend protecting your trip at the time of your booking with Timberline Glamping Travel Insurance in case of inclement weather or any illnesses that might arise. - We do not cancel reservations due to rain, thunderstorms, or illnesses. Adding TLG Travel Insurance is easy, just select it as an add-on when making your reservation. - You can also add it later as long as it is still more than 14 days from your reservation. If something comes up, there are no long forms to fill out...just send us an email. - The Fine Print: Must Cancel or Move your reservation prior to 3 pm the day before your reservation for a full refund. - If you cancel within 24 hours (After 3 pm the day before your stay), you forfeit your deposit. Can I purchase some of the items in the tent to take home with me? - Yes you can, you can take any of the items sold in our online store home with you and we will charge the card on file. - You can also just give us a call or send us a text of the items that you like and we deliver them to your campsite. When in doubt just give us a call. Lost & Found items - We do have a lost and found, any item that is left behind will be placed in Lost & Found and remain there for 14 days. - On the 15th day, any item left behind will be taken to our local donation center. If you left something behind, we are happy to mail the item back to you and charge the card on file for shipping and packaging (if needed).

Rules

Check-in Procedure - Check-in time is 2:00 p.m. - Checkout time is 10:00 a.m. - A late checkout fee will be charged if you are not out by 10 a.m. - Our staff are not allowed to come into your tent or your tent site to clean until all vehicles are removed from said site. - This is to protect your privacy. - If your vehicle is parked at your site after 10:00 AM on the day of your checkout your card on file will be charged a late fee. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Deposits & Payments Initial Deposit - An initial deposit is charged when the reservation is booked. Payment for all gift certificates will also be collected. Scheduled Deposit - 13 days before arrival, 100% of the reservation balance will be collected. If a reservation is booked "last-minute" (within the scheduled time frame), the initial deposit will be collected in addition to the scheduled amount. Children Children are welcome with an accompanying adult Alcohol - Alcoholic beverages and Intoxicants are prohibited. Reservation - Must be 21 years of age or older to reserve and have at least one adult over the age of 21 in each accommodation. Smoking - Smoking is prohibited in or around Timberline Glamping accommodations as well as the campsite. - The guest agrees to pay $750.00 for smoking in or around the Timberline Glamping accommodations. Trash - Garbage should be deposited at the dumpster located across from the bathhouses. - Failure to do so could result in a $50 fine. Pets - We love our furry Glampers! Just let us know ahead of time. - There is a $45 Pet Cleaning Fee per pet that is charged to each guest bringing dogs if we are notified ahead of time. - Failure to do so will result in a $150.00 fine. - Pets must be kept on a leash not exceeding 8 feet in length. - Pets are not allowed in restrooms, playground areas, shelters, or designated swim areas. - Pets shall not be left unattended in any Timberline Glamping accommodation unless properly created. - The guest is financially responsible for all damage caused by their pets. Quiet Hours - Quiet hours are from 10 p.m. until 6 a.m. - Unreasonable or excessive noise at any time is prohibited. Campfire - Fires must be confined in a designated fire ring or grill. - Only dead wood on the ground may be collected for firewood. - No chainsaws can be used. Disclaimer - Please note that guests are responsible for reading our policies and by choosing to stay at Timberline Williamsburg you are agreeing to our policies. Damage to Property - TIMBERLINE GLAMPING CO. reserves the right to inspect rental equipment up to 5 days after the rental period if necessary. - If damage is caused during the rental period, I the RENTER authorize TIMBERLINE GLAMPING COMPANY to notify me of the costs and charge the credit card on file to recover damages. - I the RENTER understand that all damages will be repaired by TIMBERLINE GLAMPING COMPANY's authorized mechanics and/or repairmen, and no repairs will be allowed by the RENTER or other suggested mechanics. - I understand that I as RENTER am responsible for all damages, even if they are above the amount of my initial deposit or authorization. Credit Card on File - RENTER agrees that they will provide TIMBERLINE GLAMPING COMPANY with a valid credit card to be kept on file in case of damages. Emergency Our Williamsburg location is right along the river and can experience high winds, if for some reason you feel unsafe please leave and we will reschedule your reservation to another date. - In the case of Tropical storms or hurricanes, we will reach out to reschedule your reservation. - Timberline Williamsburg has business hours from 9:00 AM - 9:00 PM. - If you are experiencing an emergency outside of these hours please call 911. Gift Certificate Policy - Gift certificates must be presented at check-in along with a valid driver's license. - Gift certificates are transferable. - Any remaining amount on gift certificates can be used at a later day up to the expiration date. - Gift certificates cannot be redeemed for cash. Group Reservation Policy - A minimum of (5) Sites must be booked to qualify as a “Group Reservation.” - Booking a Group Reservation on a weekend or holiday requires at least a (2) night minimum. - Travel Insurance is not available for Group Reservations. - Cancellations or date changes must be requested via email (30) days prior to check-in or the entire reservation fee will be charged. LIABILITY AGREEMENT: I, the RENTER hereby release and hold harmless from any legal liability, TIMBERLINE GLAMPING COMPANY and its owners and agents from any and all liability for damage and injury or death to myself and or any person or property resulting from the selection, maintenance, or use of this equipment; and for any claims based upon negligence, breach of warranty, contract, claim, or other legal theory, accepting myself, the renter, full responsibility for any and all such damages or injury which may result. It is understood and agreed that the Rental Fee is a presently earned fee for the use of the equipment and that the Security Deposit is a deposit against costs of repairs or cleaning that may be required as a result of physical damage to the equipment during the rental period or against any liability that RENTER may incur to TIMBERLINE GLAMPING COMPANY pursuant to this agreement. Further, I the RENTER am responsible for all damages and/or losses to the equipment or any of its contents during that period. RENTER indemnifies and holds TIMBERLINE GLAMPING COMPANY harmless from any loss, damages, expense, or claim, including attorney's fees, and costs arising out of RENTER'S acts or omission to act. Legal Fees - I, THE renter AM RESPONSIBLE FOR ALL LEGAL FEES, COLLECTION AGENCY FEES, AND COURT COSTS FOR MYSELF AND TIMBERLINE GLAMPING COMPANY incurred by any dispute in damages if legal action is necessary, because of my neglect to return the watercraft or equipment in the same condition that it was received at the beginning of my rental period. - The parties hereto agree that they have read this document in its entirety, and understand and agree to all terms and conditions.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
