“Welcome to Deer Springs, the Best RV Parks near Franklin NC, and the Smoky Mountains. We offer unique RV Sites with a touch of outdoor luxury not found at other RV parks.
It is important to note that as of August 18th, 2023, all visitors to Deer Springs RV Park must be 18 or older.
Deer Springs is a privately owned and gated RV park located in the Smoky Mountains, 13 miles West of Franklin, NC. Moreover, we are a pet-friendly RV park with a focus on providing large RV Sites in a comfortable and unique setting. Our park has been designed for ‘self-contained RVs,’ and as such, there is no separate bathhouse on site.
Quiet settings, Appalachian Trail hiking, and lots of Nature are the extreme amenities at our park. Therefore, visitors can enjoy the serene surroundings and explore the nearby Appalachian Trail.
Deer Springs offers a tranquil and nature-centric experience for RV enthusiasts everywhere.”

Registration and Arrival
Check-In Procedure
- Check-out is at 11:00 am.
- Check-in is 1:00 pm.
- This is strictly enforced!
- Some of today’s rigs are HUGE, and as there is only one way in and one way out of Deer Springs RV Park, we need all departing guests to be out the main gate by 11:00 a.m. so as not to conflict with incoming traffic.

Cancellation Policy
MODERATE
If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
