Lake was beautiful. Staff were friendly and helpful. RV spots right on top of each other no real privacy. Not houses for restrooms and 1 of 2 showers out of order.

- All site/slip leases and any occupant changes require Ownership approval; no unauthorized subleasing/transfer; being on-property means you accept the rules and TVA/state/local rules always apply.
- “Good Standing” is required (all balances current, no unresolved violations) and is tied to renewals/privileges.
- Campsite use is limited to the registered tenant and approved guests; no one occupies a camper unless the tenant is on site unless Management approves in writing; site occupancy is capped unless approved.
- Keep sites clean and uncluttered; no sleeping outside; maintain RV exterior condition (clean/pressure-washed as required); fix leaks immediately; don’t leave trash in fire pits.
- Campers must maintain general liability insurance and provide proof upon request; tenants/parents are responsible for guest/child compliance and must remain reachable.
- No new decks/porches/awnings/sheds/enclosures/tiny homes/cabins or other fixed improvements without prior written approval; builds must follow Shelter Cove’s Structure Standard; permits/codes are the tenant’s responsibility; acceptance requires inspection and written sign-off.
- New accepted structures may be transferred one time only, to an approved transferee who signs an annual site lease and satisfies all sums/requirements.
- Existing structures must be brought up to standard or receive a written exception; transfers of existing structures require an approved exception; structures convey no land rights or perpetual site rights.
- Utilities/septic: absolutely no gray water/sewage discharge on the ground; only approved septic connections may be used; others must use the dump station; septic capacity limits long-term site counts.
- Vehicles/carts: drive/park on gravel only (no grass/septic fields/fire lanes); follow designated/overflow parking rules; speed limit 5 mph; no ATVs; golf cart drivers must be 14+; bicycles require helmets and no riding after dark; no bikes/carts on docks.
- Marina/water safety: observe no-wake zone near the marina; follow boating laws; boats must check in and slips are charged at published rates; no horseplay; kids must be supervised on docks; required life vests for children per TN law; no sleeping on docks/boats unless authorized; slip renters must carry insurance.
- Guests: keep day guests limited; guests must check in; tenant is responsible; guest parking is restricted to designated lots and may be limited per site.
- Bathhouses: keep clean, don’t leave items unattended, report clogs/issues immediately.
- Alcohol/drugs: responsible alcohol use for 21+ only; public intoxication and illegal drugs are prohibited and can trigger removal.
- Quiet hours: quiet starts at 10 pm (total quiet at 11 pm); children under 14 must be at their campsite and supervised during quiet hours; persistent noise after notice can result in immediate removal without refund; keep music appropriate in shared areas.
- Pets: leashed and well-behaved; clean up immediately (fees and repeat violations can lead to eviction/non-renewal); no pets on the beach; certain breeds require written approval and conditions; aggressive pets must be removed; nuisance barking must be corrected.
- Safety/fires/property care: follow posted safety rules and report hazards; fires only in approved ground fire pits and never unattended (no fires on decks/porches); don’t damage trees/landscaping/property; Management not responsible for theft/loss.
- Enforcement: Management may assess fees/fines, suspend privileges, non-renew, or terminate for violations; inspections may occur with reasonable notice (or without in emergencies); notices may be delivered in person, by email on file, or posted; TVA directives apply and can change.
Cancellation Policy
Refunds will be given in accordance with the Cancellation Policy below: Spot2Nite booking fees are non-refundable.
Cancelation Policy:
-RV & Tent Site: 30-day advance notice required or forfeit deposit
-Hospitality Units: 30-day advance notice required or forfeit deposit
-Cancelations must be made by phone during business hours.
-Cancellations made prior to the required advance notice will receive their deposit less a $25 processing fee for accommodations or $10 for an RV/Tent Site reservation.
-There are no refunds for early departure.
-Major Holiday Cancelation Policy:
-All cancelations subject to forfeit of deposit. Reservations require minimum deposit equal to first night, at the time of reservations. Applies to all RV, Tent Sites and Hospitality Units.
- All Spot2Nite reservations require payment in full at the time of booking.

- Spot2Nite convenience fees and credit card processing fees are non-refundable.
