Registration and Arrival
Check-In Procedure
- Campsite Check-In Time: 2 p.m.
- Campsite Check-Out Time: 11 a.m.
- Early check-in is not permitted unless arrangements have been made in advance with the front office. Additional fees may apply.
- If you are arriving early, please make arrangements until your site opens up at 2:00 pm.
- We do not have a waiting area for those wishing to check in early.
- Late check-ins are allowed at any time. Please contact the resort office for instructions.
- There is no need to contact the office to check out.
- Late check-out may be arranged, if available. Additional fees may apply.
- In order to ensure availability for incoming guests, please plan prompt departures.
- Please make sure your site is clean and free of debris upon departure.
- Guests may be charged a $25 cleaning fee to the credit card on file if the site is not left in a clean condition.
- All long term stays (30 days or more) must sign an agreement. Please contact the park office for more details.
- While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision regarding spot placement.
Amenities Under Construction
- PLEASE BE AWARE THAT ADDITIONAL AMENITIES SUCH AS THE POOL, PICKLEBALL, LAUNDRY FACILITIES, BATHHOUSE, PLAYGROUND, AND INDOOR AREAS ARE CURRENTLY UNDER DEVELOPMENT AND MAY NOT BE AVAILABLE DURING YOUR STAY. PLEASE CALL THE OFFICE FOR THE LATEST UPDATES AND AVAILABILITY BEFORE BOOKING.
Guests
- All reservations are limited to a maximum of 6 people, including registered guests and visitors, unless otherwise approved by management.
- Rates are based on this maximum occupancy.
- The person making the reservation must be at least 18 years old.
- Children under 18 must be supervised by an adult at all times.
- For safety reasons, children are not allowed to ride bicycles without a parent and may not ride on our main entrance road.
- The playground, pickleball courts, and pool close at dusk, and all children must return to their site by that time.
- Additionally, children must be accompanied by a parent or guardian when using the restrooms or indoor recreation area including workout room.
Background Check
- All long-term guests (stays more than 30 days) are subject to a $24.95 per guest non-refundable background check.
- This fee is collected prior to a reservation being approved.
- Background checks may take up to 3 business days for approval.
- If a guest does not meet the selection criteria, or if inaccurate or incomplete information is provided, your reservation may be rejected, and it may not be refunded.
Damage/Fees
- In the event of damage to the site, loss or theft of items, or the need for excessive cleaning, the card on file will be charged to cover the associated costs.
Electrical
- You are responsible for monitoring your amp usage in our RV resort.
- Using more than the provided 50 amps can trip your breaker.
- Please be mindful of your usage to avoid interruptions during your stay.
- If you experience any electrical issues, notify the office so we can alert maintenance.
- Guests are not permitted to diagnose or repair electrical pedestals due to insurance and safety requirements.
- Our maintenance team is available to assist.
- Even if you are a licensed electrician, you are not authorized to work on our pedestals unless specifically hired for the job.
- Electrical adapters are not permitted.
- All sites are equipped with 50, 30, and 20 amp outlets.
- If staff observe a frayed or patched electrical power cord, electrical service may be suspended until the cord is repaired.
- Bourbon Springs RV Resort is not responsible for power or water outages or any damages resulting from these events, as they are beyond the park's control.
- Generators may be used during power outages as long as they do not create hazards, excessive noise, and are positioned at least 5 feet away from any RV, vehicle, or object.
- All reservations, including long-term stays, include electricity. However, if a long-term reservation results in excessive electrical usage, the guest will be responsible for any additional charges.
- In the event of damage to any of the utilities at the site, the card on file will be charged to repair the damage accordingly.
General
- Guests are responsible for any damage or injury caused by themselves, their children, visitors, and/or pets.
- Bourbon Springs RV Resort, its owners, and staff assume no responsibility or liability for the safety and security of guests or their visitors.
- Bourbon Springs RV Resort, along with its owners and staff, is not responsible for personal injuries or for any damage, loss, or theft of personal property or vehicles resulting from theft, vandalism, fire, natural disasters, or any other acts of God.
- Bourbon Springs RV Resort reserves the right to evict any person(s) who does not comply with the rules and policies.
- Guests and all other users of this property expressly assume all risk of loss or damage and must carry their own insurance for their RVs, vehicles, and personal property.
- The use of park facilities is at the user’s own risk.
- Primitive camping is prohibited.
- NO TENTS ALLOWED.
- All guests and visitors must register with the resort office either in person, online, or over the phone.
- Bourbon Springs RV Resort does not allow the delivery of personal mail.
- Please obtain a P.O. Box through USPS.
- For package deliveries, guests may have packages sent to our office.
- Please note that we do not monitor the arrival or departure of packages, and accepting deliveries is done at the guest's own risk.
- Bourbon Springs RV Resort does not accept any responsibility for lost or stolen packages.
- During winter months, guests are required to use a heated culinary water hose and an insulated water hydrant cover to prevent water from freezing.
- These precautions are necessary to ensure a reliable water supply during colder weather.
- Blow-up mattresses, sleeping bags, and cots are not permitted outside of the RV.
- Maintenance of any kind including but not limited to oil changes on RV’s or vehicles on property is not allowed.
- Washing RVs or vehicles on the property is not permitted.
- The use of any paint products on the property is prohibited.
- Clotheslines are not permitted.
- Guests may not hang any items from the trees.
- All sites are to be kept clean and free of debris during your stay.
- All guests must retain insurance on their property to include at a minimum $100,000 personal liability.
- Drones or other remotely controlled machines are not permitted unless authorized by management.
- Bourbon Springs RV Resort is situated in a natural wilderness environment, home to wildlife such as coyotes, birds of prey, reptiles, raccoons, opossums, and other animals.
- Guests are responsible for supervising their pets and small children at all times.
- The resort is not liable for any injuries resulting from interactions with wildlife.
- The use of firearms of any kind is PROHIBITED in the resort.
- The use of archery, paintball, slingshots, or airguns is PROHIBITED.
- Fireworks of any kind are PROHIBITED.
- Use of illegal drugs is PROHIBITED.
- Obnoxious or disorderly behavior of ANY KIND is PROHIBITED.
- Children under the age of 18 must be accompanied by an adult at all times.
- Pornographic, obscene, or offensive decorations are PROHIBITED. This includes decorations and/or stickers on RV’s and vehicles.
- National or state flags ONLY may be displayed
- Criminal behavior is PROHIBITED.
- Vandalism of any kind by anyone, regardless of age, may result in immediate eviction from the resort.
- Public intoxication or open containers in public areas are PROHIBITED.
- Drug-related activities will result in immediate eviction of guest(s) and/or visitor(s) without a refund of any kind.
- Resort management reserves the right to refuse future guest reservations.
- Retention ponds on the property at the resort are restricted-access areas.
- Access or entry by guests and or pets is strictly PROHIBITED.
- No indoor furniture or appliances are allowed outside of the RV.
- Mats, area rugs, etc., covering grass are PROHIBITED.
- Bourbon Springs RV Resort reserves the right to limit long-term stays.
- All long-term stays will be renewed on a month-to-month basis.
- Guests may not claim the resort’s address as a personal place of residence.
- No porches or outdoor construction is permitted.
- Outdoor storage is PROHIBITED.
- Bourbon Springs RV Resort is situated near a private residence.
- Please respect the privacy of the residents.
- Entry to private roads marked with fencing and gates is prohibited.
- Bourbon Springs RV Resort is located in close proximity to the US Army training facilities at Fort Knox.
- It is not uncommon to see low-flying helicopters during training exercises.
- Guests are aware of the potential for noise from these training exercises.
- Guests understand that our resort is still undergoing construction.
- For your safety, please stay only on your reserved site or in designated common areas.
- Do not attempt to enter any construction zones.
- Bourbon Springs RV Resort, its owners, and staff assume no responsibility or liability for individuals who enter the construction zone.
- Guests understand that not all amenities may be available during their stay due to ongoing construction and development.
- We appreciate your understanding and patience as we work to enhance our resort facilities.
Open Fires
- Open Fires are not permitted in the resort. Fires must be contained in fire pits.
- Personal propane grills and fire pits are permitted.
- All fires must be extinguished before retiring for the night.
- Do not put hot coals in garbage containers.
- Portable fire pits may be reserved by contacting the resort office.
- Firewood is available for purchase as well.
- ONLY KILN DRIED FIREWOOD IS ALLOWED IN FIREPITS.
- NO CARDBOARD, GARBAGE, OR WET WOOD ALLOWED.
- Fireworks of any kind are prohibited.
Pet Policy
- We are delighted to have you and your furry friends with us.
- To ensure a pleasant stay for all our guests, please adhere to the following pet policies: Pets must always be kept on a physical leash when outside your vehicle.
- Dogs may be off leash within the designated Dog Park area provided their owners remain in control.
- Electronic leashes are not permitted.
- Pets may not be left unattended.
- Pets must be non-aggressive and well-behaved regardless of breed.
- The following breeds are restricted: Doberman, Rottweiler, Akita, Mastiff and Pit Bull or any MIXES with these breeds.
- Excessive barking is not tolerated. Please control your pets to avoid disturbing other guests.
- Pets may not be tethered to, including but not limited to RVs, utility fixtures, light poles, picnic tables, trees, fences, or posts.
- Pets shall not be left unattended.
- Pet pens or pet fencing are not allowed on sites.
- Please be responsible pet owners and immediately clean up after your pet, no matter where on the property the waste occurs.
- A $10 cleaning fee will be applied to your card on file if pet waste is found at your site after departure or if you fail to clean up throughout the park.
- Grass at sites ruined by pet urine must be repaired at the guests’ expense..
- Owners are responsible for any injuries or damage caused by their pets.
- Pets are not allowed inside any resort buildings and amenities unless they are registered service animals.
- Emotional support animals are not considered service animals.
- All pets must be vaccinated, and guests are required to provide proof of their pet’s vaccinations.
- No exotic or oversized animals are permitted.
- Dogs and cats only.
- There is a maximum limit of two pets per reserved site—no exceptions.
- A pet charge of $1/per day includes up to two pets.
- Owners are responsible for their pets and their actions at all times.
- The resort is not responsible for any injuries to pets, no matter how acquired.
- If your pet causes harm to another pet or individual, you will be held responsible, and your stay will be immediately terminated without a refund.
- Management reserves the right to refuse service to anyone whose pet is deemed unsuitable for the serenity or safety of our guests or the resort.
Pond Policy
- Our pond is designated for catch-and-release fishing only.
- Absolutely no trotlines, cast nets, or unattended lines.
- All guests are welcome to enjoy fishing. However, swimming or wading in the pond is strictly prohibited.
- Children under the age of 18 must be accompanied by an adult at all times.
Quiet Hours Policy
- Quiet hours are from 10:00 PM to 7:00 AM.
- During certain holidays and at the discretion of resort management, quiet hours may be extended to midnight.
- Please be courteous to other guests around you. Loud music or objectionable noise is not allowed at any time.
- Inconsiderate guests will be evicted from the resort without a refund.
- Profanity or violence towards other guests or resort staff will result in immediate eviction from the resort.
- Guests violating rules that result in eviction will not receive a refund of any kind.
Site Changes
- You have been assigned a specific site. Reservations do not guarantee site location.
- We make every effort to provide the site you selected, but reserve the right to reassign you to another site.
- Due to reservations, maintenance, and discretion of the resort, moving may not be possible.
- Please inquire at the resort office before relocating.
- You have the option to lock your site during your stay. Additional fees will apply. Please inquire at the resort office.
Site and Park Navigation
- Please respect your neighbors by avoiding walking between sites when navigating the park.
- Adhere to roadway directions—if a sign indicates "one way" or "do not enter," follow these instructions and do not ignore or deviate from the posted directions.
Site Security Deposit
- All long-term stays are subject to a $500 site deposit due at the time of booking.
- This deposit will be applied to the first month’s rent.
- The remaining balance will be charged 14 days prior to arrival.
- By providing a credit card number, you are giving authorization to be billed for the full amount, including any fees and costs incurred while on property, damages and repairs sustained to site and outstanding balances not paid at the time of departure.
- Long term guests are subject to a minimum $100 departure fee for damages to the site, personal belongings left or site left unclean.
Smoking
- Smoking is not permitted inside any building or within 25 feet of any building.
- Smoking is prohibited in any outdoor common use areas, including but not limited to outside of the community center, pool area, pavilions, pickleball courts, dog park, community fire pit, and playground.
- Cigarette butts are not to be disposed of on the ground around your site.
- Please dispose of all butts in designated containers or trash receptacles.
- Cigarette butts left on your site will result in a $25 cleaning fee charged to the card on file upon check-out.
- Suspicious and illegal activities will not be tolerated.
Trash Disposal
- Help us keep our resort pristine by disposing of your trash properly.
- We appreciate your help in maintaining a clean and safe environment for all guests.
- Trash containers and dumpsters are located throughout the resort.
- Please tie trash bags securely closed and place them entirely within the trash container or dumpster.
- Please do not overfill a trash container.
- If all trash containers are filled, please contact a member of the resort staff.
- Do not place your trash on the ground. We are located within a rural area and many woodland creatures are attracted to improperly disposed of trash.
- Do not dispose of wires, oil, furniture, mattresses, or any toxic materials in trash containers or dumpsters.
- Please ensure your site is clean and free of debris upon departure.
- Guests may be charged a $25 cleaning fee if the site is not left in a clean condition.
Vehicle Policy
- Each site accommodates one RV and one vehicle unless otherwise specified.
- Extra vehicles must be approved by resort management.
- Resort management will designate parking areas for additional vehicles and reserves the right to limit the number of additional vehicles.
- To maintain the high standards and aesthetics of our resort, all RVs must be in excellent, maintenance-free condition and 10 years old or newer.
- Additionally, vehicles must meet RVIA standards and cannot be converted into school buses unless approved by management.
- Resort management reserves the right to request photos of RVs for approval on a case-by-case basis to ensure they meet our standards.
- Upon arrival, RVs are subject to approval based on their condition, regardless of prior approval based on photos.
- If your RV does not meet the selection criteria upon arrival or at any time during your stay, or if inaccurate or incomplete information is provided, your reservation may be rejected, and no refund will be issued.
- Parking is not permitted on the road or on the grass.
- Damage to grass from vehicles may result in additional charges.
- The speed limit within the resort is 5 mph to ensure the safety of all guests, children, and pets.
- Exceeding the 5 mph speed limit will result in a warning.
- Multiple warnings may lead to you being asked to leave the property.
- Safety is our number one priority for all our guests.
- Dirt bikes and ATVs are not permitted for use within the resort.
- Golf carts and UTVs are allowed, but must be operated by a licensed driver with a permit obtained from the resort office.
- RV owners must have an appropriate vehicle capable of moving their RV upon request.
- Tent camping is not allowed at Bourbon Springs RV Resort.
- No parking or storage of trailers, boats, jet skis, or utility trailers is permitted.
Visitors
- Only registered guests are allowed to enter the park.
- All visitors must stop by the office to register, pay a visitor fee of $10 per day, and obtain a parking pass.
- The vehicle pass must be visible at all times.
- Pets are not permitted for visitors.
- Bourbon Springs RV Resort reserves the right to limit the number of visitors per site.
- Day visitors must leave by 10:00 PM EST. Overnight visitors are not allowed unless prior permission is obtained from resort management.
- Please check with the office before inviting any visitors.
- Registered guests are responsible for ensuring that their visitors are properly registered and adhere to all resort rules.
Water/Sewer
- Leaking sewer pipes are not permitted. If staff observe leaks, sewer access may be suspended until repairs are completed.
- Sewer lines must be elevated off the ground and properly sloped to ensure effective flow into the riser.
- In the event of damage to any of the utilities at the site, the card on file will be charged to repair the damage accordingly.
- Bourbon Springs RV Resort reserves the right to change, amend, or otherwise modify the policies and rates at any time.
- The most updated version will be available upon request or on the resort’s booking site.
- Guests' use of the reservation/site/amenities is an acknowledgement and acceptance of the terms and conditions, regardless of whether signed policies for that reservation have been returned to the Resort.
- Guests’ credit card information is stored and processed securely.
Cancellation Policy
MODERATE
If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
