How do I make a reservation? - For nightly or short-term stays, you can book directly on our website. Do you have cabin rentals? Can I rent an RV if I don’t have one? - Yes! In addition to standard RV sites, we offer rental RVs at select parks — so guests can rent both the site and a fully equipped RV together for any length of stay. - Whether you’re looking for a weekend getaway or an extended stay and don’t have your own rig, we have options. What is the check-in / check-out time? - For RV sites, check-in is at 1:00 PM, and check-out is at 12:00 PM. - Check-in and check-out times for short-term rental accommodations may differ — please refer to your confirmation email or contact the office for details. - If you need an early check-in or a late check-out. Pricing & Rates What payment methods do you accept? - We accept credit and debit cards, checks, and money orders. - Check or money order can be dropped off at the office with a member of our staff, or in the office drop box if staff is unavailable. - We can also send an invoice with an online payment link. - Effective April 1, 2026, a 3% card convenience fee applies to all card payments. - ACH bank transfer is coming soon as an additional fee-free option. What is the cancellation/refund policy? - For daily/weekly reservations: full refund minus transaction fees and a $10 administrative fee if cancelled at least 7 days before arrival; 50% refund if cancelled less than 7 days before arrival; no refund for same-day cancellations. - For long-term (weekly plus) stays: no refunds for early departures or unused days. - Please give at least 7 days' notice before ending a long-term stay. What does electricity cost for long-term guests? - Electricity is metered and billed at the current market rate. - Long-term guests pay a $150 deposit at booking, which is applied to the final electricity bill at departure. - Meters are read 3 to 4 days prior to each billing cycle, and your payment method on file is charged automatically. How much is laundry? - Laundry facilities are available on site. - A laundry room access code is provided at check-in. - Washer $2.00 / Dryer $2.00 per load. Can I get a payment link / pay online? - Yes, we can send you an invoice with an online payment link via email or text. - Please contact the office, and we will get that sent right away. Is there a card convenience fee? - Effective April 1, 2026, a 3% card convenience fee is added to all payments made by card, including automatic payments on file. - This fee does not apply to check or money order payments. - To avoid the fee, you may pay by check or money order using the drop box at the office. - ACH bank transfer is coming soon as an additional fee-free option. How much is propane? - Propane tank exchange is available at all three parks. - A 100lb tank is $90 plus tax, delivered to your site. - When your tank is empty, exchange it for a full one at the same rate. - Charges can be applied to the card on file. - Contact the office to arrange. - On-site propane filling station also available — prices start at $3.85/gal for in-park guests and $4.15/gal for walk-ins. Is there a late fee? - Yes. If payment is not received within 5 days of the due date, a $50 late fee is applied to your account. - Power and water may also be suspended until payment is received. - A $30 fee also applies to any returned/insufficient funds checks. Billing & Payments When is my rent/payment due? - Long-term guests are billed automatically on the first day of each 28-day cycle for both their site fee and electricity usage. - Meters are read 3 to 4 days prior to the billing date, so the usage charge can be included. - If payment is not received within 5 days of the due date, a $50 late fee applies, and power/water may be suspended. Can you send me a copy of my bill/invoice? - Yes, we can resend your invoice. - Please text or call the office, and we will email or text you a copy along with an online payment link if needed. Can you run/update the card on file? - Yes, please call or text the office, and a team member can update your card on file or process a payment. I have a billing issue/payment not going through - Please contact the office, and we will look into your account right away. - If there was an error or incorrect charge, we will correct it. - If you are having trouble with the online payment portal, we can process your payment directly or send a new payment link. Move-In Process What deposits are required? - For long-term (weekly plus) stays, a $150 electricity deposit and a $4 non-refundable reservation fee are required at booking. - The electricity deposit is applied to your final electricity bill upon departure. What do I need to move in? (full checklist) - For a **nightly or weekly stay**: just bring your booking receipt. - Pick up your welcome packet at the office and proceed to your site. - For a **long-term (weekly plus) stay**, you will need: - 1. Completed reservation with confirmed site. - 2. $150 electricity deposit + $4 non-refundable reservation fee at booking. - 3. Photos of all 4 sides of your camper are 10 or more years old. - 4. Pet waiver and current vaccination records if bringing a pet. - 5. Valid payment method on file for automatic billing. Rig & Site Requirements Is there a camper age requirement? Do you require photos? - Yes. Campers older than 10 years require photos of all 4 sides for management review and approval before a long-term site can be confirmed. - We reserve the right to decline occupancy based on rig condition or appearance. - Photos can be sent via text to our park number. What size/amp hookups do you have? - All three parks offer full hookups with 30-amp and 50-amp sites available. - When booking online, enter your RV’s electrical setup in the booking platform, and it will show only the sites that match your amperage needs. - For long-term reservations, contact our team directly, and we will help find the right site for your setup. What is included in an RV site? - Every site at all three parks includes full hookups: 30/50 amp electric, water, and sewer connections. - Free high-speed Wi-Fi and weekly trash service are included at all parks. - Long-term guests also receive a laundry access code at check-in. - Electricity for long-term (weekly plus) guests is metered separately. - Short-term rental RV accommodations available — contact the park for details. Do you allow pets? What is the pet policy? - Yes, pets are welcome. All pets must be on a leash in the owner’s hand at all times while in the park. - A pet waiver and current vaccination records are required at check-in for long-term guests. - Pets may not be left unattended outside, and constant barking may result in removal. - Additional pet fees may apply — see the reservation portal for current rates. Do you allow generators? - Generators may be used any time that park-provided power is offline. - Generator use during normal park power conditions is generally not permitted. - Please check with the office if you have a specific need. What are the rules for outdoor storage and keeping my site clean? - We ask all guests to be good neighbors by keeping their site clean and orderly — it makes the park a better place for everyone. - Specifically: generators, refrigerators, freezers, coolers, and other large storage containers are not permitted outside the RV (storage items under the rig are allowed if kept neat and free of hazards); no tarps; no light-duty extension cords; all cords, cables, and hoses must be neatly stowed and moved clear before scheduled mowing; and no washing of vehicles or RVs on site. - Sites that do not meet these standards are subject to a $20/week fine. How many vehicles can I have on my site? - Each site allows up to 2 vehicles plus your RV. - Additional personal or business vehicles may be parked in approved areas for an additional fee — contact the office to arrange. - All vehicles must be in operational condition with current registration and tags, and must not protrude into traffic areas. Do you accept all types of RVs? (Class A, B, C, travel trailers, fifth wheels) - Yes, we welcome all rig types — Class A, B, and C motorhomes, travel trailers, fifth wheels, and toy haulers. - All three parks offer 30/50 amp full hookups. - When booking online, enter your RV’s electrical setup and length to see compatible sites. - For questions about a specific rig, give us a call, and we’ll help you find the right fit. Can I live in an RV full-time? Is full-time RV living allowed? - Yes. All three Wichita Camping parks accommodate full-time RV residents on long-term (weekly plus) stays. - Many of our guests live in their RVs year-round. - Our Weekly Plus program is designed specifically for full-time residents — contact us to discuss availability and get set up. Amenities & Services Can I receive mail/packages at the park? - Yes. Mail and package handling is arranged on a case-by-case basis — please contact the office to discuss options. - Check the message box next to the office door daily for any notices. - Please note that we are unable to forward mail after your departure — update your address with the post office and any senders before you check out. Do you have Wi-Fi? What is the Wi-Fi password? - Yes, free high-speed Wi-Fi is available at all three parks. - Your Wi-Fi password will be included in your reservation confirmation email. - If you need assistance connecting, please contact the office. - For guests who require a dedicated connection beyond shared park Wi-Fi, a personal solution such as Starlink may be worth considering. Do you have shower/bathhouse access? - Yes, bathhouse facilities with showers are available on site. - Entry codes are included in your confirmation email and welcome packet. - Please keep the facilities clean and report any issues to the office. Is propane/tank exchange available on site? - Yes, propane is available on site. - A 100lb tank exchange is $90 plus tax — delivered to your site and exchangeable for a full one when empty. - On-site propane filling is also available — prices start at $3.85/gal for in-park guests and $4.15/gal for walk-ins. - Contact the office to arrange. - Note: external propane tanks larger than 100lb are not permitted on site. Is there a dump station? What is the fee? - Dump and water fill services are available when a vacant site is accessible. - The fee is $10 to dump and $10 to fill your tank. - Please contact the office to arrange — availability depends on current site occupancy. Are heated hoses required? Are they available on site? - Yes — during freezing temperatures, use of a heated water hose is required when connecting to the park water hydrant. - The office carries heated hoses for purchase (limited supply). - Contact us ahead of your arrival to check availability, or pick one up at a local supply store. Where is the dumpster/trash disposal? - The dumpster is located by the office. - All trash must be placed in plastic bags, tied, and deposited inside the receptacle. - Lids must remain closed at all times. - Oversized items that do not fit in the receptacle must be removed from the park by the guest. Can I have a campfire/fire pit at my site? - Yes, outdoor fires are welcome at all three parks with the following conditions: fires must be contained in a self-contained firepit with a spark arrestor screen/cover in place at all times while burning; fires are prohibited during active burn bans issued by the county, city, or state of Kansas — guests are responsible for checking current burn ban status; fires must be fully extinguished (not just smothered) before leaving your site or retiring for the night; fires must be kept at a reasonable, manageable size and may not be left unattended; open burning of trash, treated wood, or other prohibited materials is not permitted; during high wind conditions, staff reserves the right to ask guests to extinguish fires. Issues & Complaints I have a maintenance issue (water, power, sewer, heat/AC) - Please contact the office immediately by call or text so we can get the issue logged and addressed. - For park utility outages (water, power), we will coordinate with the utility provider and keep you updated. - For RV-specific repairs, we can provide referrals to mobile RV repair services in the area. Wi-Fi/internet is down - We’re sorry for the inconvenience. - Please contact the office, and we will investigate the issue. - If the park Wi-Fi is down, we will work to restore it as quickly as possible. - In the meantime, mobile data or a personal hotspot may be needed for critical connectivity. I have a noise/neighbor complaint - We take guest complaints seriously. - Please contact the office and a team member will follow up with the guests involved. - Quiet hours are 10:00 PM to 7:00 AM. - Repeated violations may result in removal from the park. General Information How do I give notice to end my long-term stay? - Long-term guests must give at least 7 days' notice before the start of their next billing cycle to end their stay. - This prevents your payment method on file from being automatically charged for the next cycle. - Please call or text the office to provide your notice. Do you have a severe weather/tornado shelter plan? - Yes. Rules

Check-In Procedure - Check-in time: 1:00 PM - Check-out time: 12:00 PM - Please remember to verify your spot on the “Upcoming Reservation” email as sites do change on occasion. - We reserve the right to refuse service to anyone. - We do not guarantee the same site if you choose to extend. - If payment is not received by the close of the 5th day after the due date, power and water is subject to be turned off and a $50 late fee will be applied to your bill. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Quiet Time - Quiet hours are from 10:00 pm to 7:00 am. Cleanliness - While on the property, please put all cigarette butts and trash in the proper containers. - Place garbage in plastic bags, tie, and place bags in the dumpster by the office. Payments - Prices are for up to 2 adults, 2 children, and one pet. - See current rates for additional person/pet charges on the reservation portal. - Full payment required at time of reservation for daily and weekly guests. - First month rent required for weekly plus reservations, as well as $150 deposit for electricity. - Credit Card Processing Fee: Effective April 1, 2026, a 3% processing fee will be added to all payments made by credit card. - This fee does not apply to payments made by cash, check, money order, or other approved non-credit card methods. - By choosing to pay with a credit card, guests acknowledge and agree to this processing fee. Reservations - Occasionally it is necessary to move our guests to a different “compatible” site before your arrival. - You will receive an email the day before your arrival to confirm your site. Parking and Vehicles - Two (2) vehicle limit on each site plus your RV, unless prior arrangements have been made. - Extra fees may apply for additional parking. - Additional personal or business vehicles may be parked onsite in approved areas with an additional fee. - All vehicles must be in operational condition with proper registration and tags. - Vehicles are not to protrude from the RV site into the flow of traffic. - The speed limit in the park is 5 mph. - No parking in vacant RV sites. - No parking in grass. Rig and/or Site Appearance - All spaces must maintain a clean appearance. - Space around and under RV shall be kept neat and free from rubbish, trash, and other items. - Garbage shall be promptly taken to the dumpster by the guest. - We reserve the right to refuse service to any rig based upon its appearance and/or condition. - Campers older than 10 years require photos of all 4 sides and the roof for management review and approval before a long-term site can be confirmed. - Photos can be sent via text to the park number. - The electric, plumbing, sewer, and heat/air of your rig must be in workable condition. - It is mandatory that your sewer and/or gray water hose have a sewer connection (sewer collar/donut) attached to prevent sewer gasses from escaping. - Outdoor items should be neat and orderly. - No generators, refrigerators, freezers, coolers, and other storage containers are allowed on your site. - Storage containers under rig allowed if maintained in neat appearance and do not pose a danger to other guests/children. - Generators may be used at any time that the park-provided power is offline. - Keep all cords, cables, and hoses neatly coiled and bundled. - A notification will go out a day prior to our staff mowing and trimming the park. - It is your responsibility to stow your hoses, cords, and cables out of the way to prevent any damage from our equipment. - All Seasons RV Park and its staff will not be liable for any damage. - No light duty extension cords allowed. - No tarps. - Sites that are not kept to these standards will be subject to a $20/week fine. - Washing of vehicles and RVs is not allowed onsite. Fires & Firepits - Outdoor fires are welcome, subject to the following conditions: - Fires must be contained in a self-contained firepit with a spark arrestor screen/cover in place at all times while the fire is burning. - Fires are prohibited during active burn bans issued by the county, city, or state of Kansas. - Guests are responsible for checking current burn ban status. - Fires must be fully extinguished — not smothered — before the guest leaves their site or retires for the night. - Fires must be kept at a reasonable, manageable size and may not be left unattended. - Open burning of trash, treated wood, or prohibited materials is not permitted. - During high wind conditions, staff reserves the right to ask guests to extinguish fires at their discretion. Freezing Temperatures - Site/Rig Skirting: - Skirting material must be uniform in material on all sides of your rig. - Styro-foam insulation panels are not to be used unless covered by another material or approved by management. - Water Hose & Hydrant Safety: - During freezing temperatures you must use heated water hoses to connect to park water hydrants. - Make sure hydrant access is properly insulated after connecting your heated hose-line. Pet Rules - All pets to be on a leash in the owner’s hand at all times while walking in the park. - Clean up after your pet. - Pets are not allowed in any park buildings. - No pets with a history of biting or aggression. - All pets must have current vaccination records. - Pets must not dig holes or otherwise create an unsightly appearance on the lot. - Pets are not to be left unattended outside the RV. - Constant or frequent barking will result in you being asked to leave. - If staying in a furnished accommodation, there are additional pet rules per site including no more than 2 dogs per unit. - Please see the specific policies for those accommodations. - Guests bringing pets are required to review and sign the Pet Waiver and Affidavit prior to or upon arrival. Electricity - Electric is included in daily and weekly rates. Laundry - Laundry facilities are available on site. - Washer: $2.00 per load. Dryer: $2.00 per load. - Access code provided at check-in. Propane - External propane tanks larger than a standard 100lb tank are not allowed on-site. - All propane tanks on-site must be in good working order with no rust or damage. - 100lb tank exchange available on-site — $90 plus tax per tank, delivered to your site. - Exchange your empty tank for a full one at the same rate. - On-site propane filling station also available upon request. Severe Weather Evacuation Plan - Tornadoes are a year-round possibility in Kansas, but are most likely to occur between April and June. - Monitor weather forecasts for severe thunderstorms. - Have a Plan — Included in the welcome packet are three nearby shelter locations. - Evacuate the property and seek shelter if: a tornado warning or severe thunderstorm warning is issued; tornado sirens are heard; or you are directed to do so by park management. - A list of Severe Weather Shelter Locations is available in the office. Mail / Park Address - If you would like to receive mail while you are staying with us, please contact us via the park phone number to discuss options. Miscellaneous - We reserve the right to refuse service to anyone. - Check the message box, next to the office door, for messages on a daily basis. - All site alterations must be approved by on-site management. - Dog runs/fencing will be approved on a case by case basis. - Compliance with annual RV registration laws is required. - Commercial businesses or enterprises, with the exception of licensed childcare, are not permitted to be operated on premises without prior approval. - Compliance with all federal, state, and local laws and regulations is required of all tenants and their guests, family members, and invitees. - No solicitation is allowed. - Weekly trash service is provided by the park. - Trash receptacles are for household trash only. - All trash shall be placed in plastic bags, secured with ties, and deposited inside the receptacle. - Trash receptacle lids shall remain closed at all times. - No trash may be left outside, around, or near the receptacles. - Any trash that does not fit in receptacles must be removed from the park by the guest. - Registered Sex Offenders are not allowed as guests. Campground Disclaimer - All Seasons RV Park is in no way liable for any loss or damage by fire, wind, theft, accident, or any other cause to the personal possessions of the tenant or their guests. - We reserve the right to refuse continued residency privileges to “offenders” of park rules. - Guests are responsible for the actions of their visitors. - Owner reserves the right to change these rules & policies without notice.

Cancellation Policy

FLEXIBLE If the guest cancels at least 3 days before their check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 3 days before check-in, there will be no refund.
