Driftwood Beach Resort in Clifford, ON, offers 20 RV sites, 7 cabin, cottage, and lodge rentals, and 10 tent sites, with room for rigs up to 38 feet. Sites come in two types: North Country serviced RV sites with water and electric, and Lighthouse Cove unserviced sites. There's no sewer at the site, so plan on the on-site dump station, and confirm the amp rating on your site when you book, since service here is lighter than a modern coach typically expects. Each site has a fire pit and picnic table. The grounds are gated, with laundry, a bathhouse with showers, a general store, firewood, and propane exchange. The resort cottages are park models built to CSA standards rather than traditional cabins. Pets are welcome, with a dog park. A beach, boat ramp, water park, recreation center, library, ball field, sport courts, horseshoes, walking trails, and a playground fill the property, with swimming, fishing, hiking, biking, and birding on the lake. Clifford sits on the spring-fed water of Lakelet Lake in Wellington County, in genuine Ontario cottage country within driving distance of Kitchener-Waterloo and Guelph. Frequently Asked Questions So What is a Resort Cottage? - While built on a traditional trailer platform to a CSAZ241 standard, a Resort Cottage, also known as a Park Model, has the look and feel of a modern cottage. - Resort Cottages are typically between 400 and 700 square feet, and they feature an outside decking. - Resort Cottages are not residential and are only designed to be used for Spring, Summer, and Fall, typically May to October. - Unlike a traditional cottage, a Resort Cottage is designed with simplicity in mind — very little maintenance is required other than winterizing, which we can take care of. What does a Resort Cottage cost? - Wherever possible, we like to have a range of Resort Cottages available from the mid $80k’s, and some larger, more luxurious models will cost upwards of $200k. - With Resort Cottage financing available, most customers can become an owner for as little as $30k down and around $350 in bi-weekly payments (on approved credit). How do customers fund the purchase of a Resort Cottage? - Historically, most of our customers have used our funding package provided by Dealerplan. - This is a quick, easy process and doesn’t consume an existing line of credit. - Dealerplan specializes in Resort Cottage financing and works with mainstream banks to provide an affordable and competitive finance package. - If our customers choose to purchase their Resort Cottage outright, that’s fine too. What does a customer get for their money? - At Summerhill Resorts, we feel that life can be difficult at times, so when it comes to buying a Resort Cottage, we like to make it easy. - Your Resort Cottage is turn-key ready. - You’ll find either two or three fully furnished bedrooms including mattresses, a fully fitted bathroom, a kitchen including appliances, and a dining area, plus an open plan living space with sofas. - Our wonderful resort team takes care of delivery, installation, set-up, decking, rails, and steps, leaving you to go buy your bedsheets, pots, pans, and the other ‘fun’ cottage things. What are the typical annual costs involved? - Each of our seasonal owners pays an annual resort management fee, usually known as a Site Fee. - This covers access to the resort for the whole family, including amenities, activities, and events. - The annual fee varies depending on the chosen location at each resort. - Annual site fees start from as little as $3500 plus HST on some of our resorts. - In addition, like a regular cottage, a customer pays for propane and hydro. - Supply of water and septic are usually taken care of by the resort at no additional cost, although some exceptions apply. - Property tax is not included in the site fee and typically will range from $100 to $300 a year, depending on the type, size, and age of the trailer or Resort Cottage you own. What’s the difference between a Resort Cottage and a Mobile Home? - Resort Cottages, also known as Park Models, are built in a factory on a chassis and have a VIN number, just like an RV. - They are usually designed for non-residential, three-season occupancy and are built to CSAZ241 standard, and are designed so that they can be moved from site to site if required. - Mobile Homes are usually built to residential specifications, are designed to be lived in, and once built, are unlikely to ever be relocated. - It should be noted that Resort Cottages, just like similar products such as RVs and boats, will not appreciate in value – they are considered an investment in your leisure time, but not financial investments, and should not be considered real estate. Do your annual resort fees increase? - Although we endeavor to keep price increases to a minimum, like most things, annual fees do increase from time to time, and this is largely as a consequence of increased costs in operating our resorts. - Historically, increases have ranged from 3-5% per year. I own an RV – Can I use this as a down payment? - Yes, more and more people are looking at Resort Cottage ownership as an alternative to owning a more traditional RV/trailer. - We offer very competitive trade-in values against the purchase of a Resort Cottage, and our aim is to make the transition as easy as possible for our customers. - We will require some information about your RV, such as the age, make, and model number. - Please bring this information with you when you visit. How long does the buying process take? - Once our customers have visited our resort to see if it’s where they’d like to spend their summer vacation time, they can choose one of our RVs or Resort Cottages. - Next, they choose a location within the resort, then complete some simple paperwork and pay their down payment. - Usually, within two weeks of down payment, they are sitting on their new deck, watching the world go by. - Unlike a property transaction, buying an RV or Resort Cottage is super simple. - No need for lawyers or agents. - As we mentioned above, we like to make things easy.

Rules

Check-In Procedure - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Lock Site Fee - Your site number is subject to change prior to arrival without notice; only the site type is guaranteed unless a lock site fee is paid. Payment - Full payment will be processed at the time of booking. Minimum Check-In Age - The minimum age for a guest to check in is 18. Pet Rules - We are a pet-friendly resort, but pets must be walked on a leash, cleaned up after, and may not disturb other guests. - Pets are not permitted in the 2-Bedroom Resort Cottage or in Lilypad Lodge rentals. - Pets are the responsibility of the owner, and Management reserves the right to restrict disruptive or aggressive breeds. - Upon check-in, please notify the office of your pets.

Cancellation Policy

Campground Cancellation Policy - Permitted up to 30 days before your arrival. - For cancellations made more than 30 days prior to your arrival, your payment, minus a $25 cancellation fee, will be returned to your credit card. - No refunds will be issued for cancellations less than 30 days before check-in. Refund Policy - No refunds will be issued due to poor weather conditions, early departures, or failure to comply with resort policies that result in guest(s) being asked to leave. - Refunds will be issued to the same card on which the reservation was made, no exceptions. Booking Fee Cancellation Policy - The Booking Fee is fully refundable if you cancel your campground reservation within 24 hours of booking. - After 24 hours, the Booking Fee is refundable only if your campground reservation is also fully refundable at the time of cancellation. - Please note that the Booking Fee is not partially refundable. - For any questions about our cancellation policy, pls reach out to us. - All Spot2Nite reservations require payment in full at the time of booking. - Please contact Spot2Nite to cancel a reservation via email to [email protected] or call (877)778-2683, Option 1. - Spot2Nite convenience fees and credit card processing fees are non-refundable.
