Registration and Arrival Check-In Procedure - Check-in: 2:00 PM Daily - Check Out: 11:00 AM Daily - Please contact the office for early or late check-in/out needs. - While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision regarding spot placement. Mail to the PO Box Below: (Must be mailed early enough for us to receive by the 3rd of the month) - Henderson RV Park - PO Box 801113 - Dallas, TX 75380 Payments - Short-Term Guests: Payment in full is required at the time of booking. - Long-Term Guests: The first full month’s rent must be paid at the time of booking; access to the park will not be granted until this payment is received. - Monthly Payments: Subsequent monthly rent is due on the 1st of each month. Payments not received in full by the 3rd of the month will incur a $35 late fee. Internet - There is no WiFi provided to guests at this time. Utilities - Longer than one week stay (7 days) requires a $100 Electric Deposit - Electric is charged back to the guest in the rear monthly for stays longer than 7 days - Current Electric Rate is .13kwh - If applicable, you should receive a refund of the remaining deposit within 10 days Mail Delivery - Mail is delivered to the office. Fireworks and Firearms - Fireworks and firearms are strictly prohibited in our park. - The prohibition of fireworks includes sparklers, smoke bombs, aerials, and firecrackers. - The prohibition of firearms includes all guns, including airsoft, BB, and pellet guns. - If these items are seen outside of your RV, you will be asked to leave immediately without a refund. Laundry - The laundry room is open 24/7. - Please do not leave your laundry unattended. - We are not responsible for accidents or theft. - Pets are not allowed in the Laundry Room. - No smoking in the facilities. Speed Limit - The park speed limit is 5 mph. - This policy is to keep you, your children, and your pets safe. - Exceeding this speed limit will result in a warning. - Multiple warnings will require us to ask you to leave. - Safety is our number one priority for our guests. Open Fires - Open fires are not allowed in our park. - Fires must be in firepits or designated fire rings. - You must place the fire pit over the gravel or concrete, so that the heat from it does not damage the grass. Rent - All space rent is due in advance. - Any stay beyond the prepaid term is subject to a late charge of $10.00 per day. - Non-payment will result in immediate termination of utilities and all privileges. - Any Guest’s terms can be non-renewed at the sole discretion of the Management. Quiet Hours - Quiet hours are from 10:00 pm to 7:30 am. - No loud parties, loud music, or public intoxication at any time. - Guests are responsible for their visitors. Children Policy - Children are to be supervised, and parents/guardians must assume responsibility for all actions of their children and their guests’ children. Pet Policy - Indoor pets are welcome. - No outdoor pets allowed. - Dogs must be cleaned up after and must be leashed and under the physical control of the owner/handler at all times. - Noisy or unruly pets are not allowed. Parking Policy - Please do not park on open sites or on the roadway without approval from the Park Management. - Please respect the privacy of fellow guests and do not walk through occupied sites. - Use of more than one site will result in additional charges. RV Site - Please keep your RV in good working condition and clean. - We reserve the right to refuse service to any rig based upon its appearance and/or condition. - Please keep all cords, cables, and hoses coiled and out of the way of the grounds crew. - Unless performed by a licensed, on-site RV Repair company, no repairing or overhauling of the vehicle is allowed in the park. - No oil changes. Water and Sewer Disposal - A positive sewer seal at both ends of your sewer hose is required on all sites. - We operate on a septic system. - Please do not flush anything other than biodegradable toilet paper in toilets. (No Sanitary Products). Site Appearance - No permanent fixtures, such as wood or metal canopies, sheds, etc., are permitted. - Porches per Management prior approval. - Cleanliness of the park is important to us. - Sites are to be kept clean and orderly, as determined by management. - Storage is not allowed under or around your RV or picnic table. - A garbage dumpster is available at all times. - The dumpster is for household garbage only. Right to Evict - RV Park reserves the right to evict or refuse entry to any person who has disregarded the rules without a refund. - All park facilities and equipment of the park are intended for the convenience of our guests. - Any and all persons using these facilities do so at their own risk. Campground Disclaimer - RV Park is not responsible for accidents or injuries due to fire, theft, wind, flood, personal negligence, animals (domesticated or wild), acts of God, or other unforeseen acts. - Our park rules are in place to ensure all of our guests are able to enjoy our wonderful location and amenities. - We appreciate your cooperation!
