Terms and Conditions: Park Fees: - Rent & electric charges are due upon receipt of the invoice. A $25 late fee will occur beginning 5 days after your invoice date. The return Check Fee is $75. Speed Limit: - 5 MPH within all park property. Please be extra aware of children & pets. Check-Out: - Check-out is 11:00 AM. Please notify the office ASAP if you are extending your stay. Your same site is not guaranteed. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Parking: - 1 RV and 2 vehicles per site. See the manager for overflow parking. Please do not park on the grass. ​Parents: - You are responsible for the actions, conduct, safety, and whereabouts of your children at all times. Children under 14 must be accompanied by an adult and may not be left unattended anywhere in the park. ​Pets: - Small, friendly, quiet pets are welcome. Pets are not permitted in community buildings or within the gated swimming pool area. Pets must be on a leash at all times and never left unattended while outside. Pet owners must dispose of pet waste in proper containers. Limit two (2) pets per space. ​Trash: - Please place your trash in the dumpster & close the lid. Do not leave any trash outside your RV. ​Swimming: - The pool area is open from 10:00 am – 10:00 pm. Pool rules are posted and strictly enforced. No lifeguard is on duty. Food and glass containers are not allowed inside the gated areas. No climbing or sitting on the waterfall or rock areas. Children under 16 must be accompanied by an adult at all times. Bathing suits only (no shorts or cut-offs). Toddlers & infants must wear swim diapers under their swimsuits. ​Fitness Center: - The Fitness Center is open 24/7. Adults 18 & over are permitted in the Fitness Center. ​ Fishing: - The lake & pond are both catch & release. No swimming is allowed in the lake or pond. Behavior: - Intoxication, profanity, vandalism, and disorderly behavior will not be tolerated. ​Non-Motorized Vehicles: - Razors, scooters, skateboards, skates/blades, bicycles, etc., must stay on roadways and adhere to the speed limit. ​ Laundry: - Laundry facilities are onsite for guest convenience. Change can be obtained from the change maker or the office during business hours. The laundromat is open 24/7. No clotheslines. ​Smoking: - All buildings & the pool area are non-smoking. Please dispose of cigarette butts properly. ​Sewer & Septic: - Texas law requires the use of sewer rings; see management for details. Help us remain environmentally conscientious and flush only bodily fluids & toilet paper. ​Site: - Your site is assigned to you & may not be sublet or reassigned without approval from management. Please be responsible and keep your site safe, clean, and orderly. ​Injuries & Theft: -Management is not responsible for personal property or bodily damage, injury, or loss by accident, fire, or theft.

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
